Co-hosting in Aventura: what to know before you list
Aventura is a condominium city, so association rules usually decide what is possible. Minimum rental terms, application and approval periods, and guest registration requirements vary from tower to tower, and we confirm them alongside the city's own requirements before listing.
Guests here are often families visiting relatives, shoppers and seasonal visitors who want space and amenities. Listings that show the pool, gym and Intracoastal view clearly — and explain parking and building access up front — avoid most check-in problems.
Compliance we check first
- Zoning and short-term-rental rules in the City of Aventura, including any local registration or business tax receipt.
- Your condo or HOA declaration — many South Florida associations set minimum lease terms or ban nightly rentals outright.
- A Florida DBPR vacation rental license where the property type requires one.
- Florida sales tax, local surtax and county tourist development tax on stays of six months or less, and which of them the booking platform already collects.
