Co-hosting in Miami Beach: what to know before you list

Miami Beach is one of the strictest short-term rental markets in Florida. Rentals shorter than about six months are only allowed in specific zoning districts, require city registration and resort tax filing, and violations carry heavy fines. The first thing we do is confirm the property's zoning; if nightly rentals are not permitted, we will tell you rather than list it.

Where rentals are allowed — often condo-hotel buildings and certain districts — the market rewards strong photos, fast responses and spotless turnovers, because guests compare against hotels a block away.

Compliance we check first

  • Zoning and short-term-rental rules in the City of Miami Beach, including any local registration or business tax receipt.
  • Your condo or HOA declaration — many South Florida associations set minimum lease terms or ban nightly rentals outright.
  • A Florida DBPR vacation rental license where the property type requires one.
  • Florida sales tax, local surtax and county tourist development tax on stays of six months or less, and which of them the booking platform already collects.

Rules change and differ building to building. This is a checklist, not legal advice — confirm with the city and your association before taking bookings.

What a co-host handles day to day

  • Listing setup and copy, pricing and calendar management across Airbnb and VRBO.
  • Guest messaging, check-in instructions and building access coordination.
  • Turnover cleaning schedules, linen and supply restocking, and post-stay inspections.
  • Maintenance requests and vendor coordination, with you approving anything outside agreed limits.

Listing photos shot by our own team

Estate Stays is run by the Estate Shutter photography team, so your listing launches with professional interior, amenity and view photography rather than phone shots. In Miami Beach we most often photograph condo-hotel units, oceanfront condos in permitted districts, properties in mid-beach and North Beach.
