Palm Beach County is the one market in South Florida where we will not promise an aerial before checking, because it has a variable no other county has: VIP temporary flight restrictions over Palm Beach island. A TFR is an absolute prohibition — no LAANC authorisation overrides it, it can appear at short notice, and it can extend across the Intracoastal into West Palm Beach.
Listing volume concentrates from November to April, when seasonal residents are in residence and buyers are physically here. January and February are the busiest weeks of the year and slots book out well ahead. A listing that comes to market in season without finished media loses its strongest weeks.
Royal Palm Yacht & Country Club, Boca West, St Andrews, Woodfield, Broken Sound, The Sanctuary and the Wellington equestrian communities all gatekeep independently. Vendor listing is arranged before the shoot date, and many clubs restrict or prohibit photography of clubhouses and courses for listing marketing.
Many listings here are second homes that have been shuttered since spring. Hurricane shutters need opening, the A/C needs running for hours beforehand, and the pool needs servicing — otherwise the interiors photograph dark, humid and stale regardless of lighting.
Equestrian acreage needs aerial boundary coverage, barn and arena interiors, paddock and pasture frames, and an understanding that the Winter Equestrian Festival season (roughly January to April) is when these properties trade.

It has to be checked for every shoot. Palm Beach island attracts VIP temporary flight restrictions that appear at short notice and can extend across the Intracoastal. From November to April, book as soon as the listing agreement is signed rather than when the listing is ready to go live. January and February slots go earliest. Off-season, a few days is usually enough.
It depends on the club. Some permit amenity photography for listing marketing when no members are in frame, some require written approval from the club manager, and some prohibit it entirely. We check before the shoot so you are not left with images you cannot publish.
Yes. Equestrian shoots include aerial boundary and paddock coverage, barn and arena interiors, and the ring and pasture frames buyers at that price point expect. Wellington is covered with no travel fee.
