Two different markets on one barrier island, shot on their own terms — oceanfront condo towers with vendor paperwork handled, and bayfront island homes with the sunset working for you.
Estate Shutter Florida photographs listings across Miami Beach, from South of Fifth to North Beach. We shoot oceanfront and bayfront condo units, the Venetian, Sunset and Palm and Hibiscus island estates, and Art Deco and MiMo historic-district properties, delivering HDR photography, drone aerials, 3D tours, floor plans and video. Packages start at $199 with 24-hour delivery and payment only after you approve the gallery. Rated 5.0 from 61 Google reviews.

East-facing units are shot early, before the sun climbs high enough to blow out the water and flatten the balcony view. We hold the horizon line and the ocean colour instead of delivering a white rectangle where the view should be.
On the Venetian, Sunset, Palm and Hibiscus islands and North Bay Road, the sun sets behind the water. That makes these the strongest twilight properties in the county, and it makes the dock and the downtown skyline across the bay part of the frame.
A South of Fifth or Mid-Beach tower sells on the building as much as the unit. Pool deck, beach access, gym, lobby and the exterior elevation are all photographed on the same visit.
The historic districts reward a longer lens from across the street rather than an ultra-wide from the pavement — geometry that stays straight and proportions that survive.

Miami Beach is the most regulated place we shoot. The city governs drone launches, the historic districts govern exteriors, the associations govern access, and the island geography governs when the light is any good.
Miami Beach restricts drone operation from city parks and public beach areas, which removes most of the obvious launch spots. That does not necessarily prevent the shot — it changes where the aircraft takes off from, which is usually private property with the owner's permission. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We plan the launch point and the authorisation before the shoot rather than improvising on the day.
Miami International's Class B airspace extends over the barrier island, so flights here need LAANC authorisation with an address-specific ceiling. Combined with the city launch rules, that makes Miami Beach the one market where we confirm the aerial is possible before it goes on the order.
Oceanfront towers run strict vendor programmes: a certificate of insurance naming the association, a reserved service elevator, restricted weekday vendor hours, and separate permission for the pool deck and beach club. Filing all of that takes one to three days, which is why we ask for the building name at booking.
East-facing oceanfront units want early morning — the light is behind the camera and the water is still blue. West-facing bayfront units want the last hour before sunset and blue hour, because that is when the skyline lights up across the water. Booking the wrong half of the day costs the listing its best frame.
Much of South Beach and the MiMo corridor sits inside local historic districts, where the façade is the asset. Those buildings photograph badly with the ultra-wide lens used for interiors — verticals bow and the geometry that makes the architecture worth something disappears. We shoot them long, from distance, with the lens corrected.
Ocean Drive, Lincoln Road and the beach itself are busy from mid-morning. Exteriors and aerials go early, both for the light and so the listing images are not full of strangers.
The aerial here does something no ground shot can: it shows the barrier island, the ocean on one side and the bay on the other, and exactly where the property sits between them. Flights need both LAANC authorisation for the Class B shelf and a launch site that respects the city's park and beach restrictions, both of which are arranged before the shoot date.
Drone photographyMiami Beach has one of the highest shares of remote and international buyers in the county. A scanned tour with measurements lets a buyer in São Paulo or New York walk a Collins Avenue unit properly, and for a tower listing we scan the amenity floor too where the association allows it.
3D tours and MatterportOn the island the walkthrough usually needs to establish the address first — the beach entrance, the lobby, the pool deck — before the unit door opens. That sequence is what justifies the price per square foot to a buyer comparing three similar units.
Video walkthroughsBayfront and west-facing properties on North Bay Road and the islands get the best dusk in Miami-Dade, with the downtown skyline lighting up across the water behind the house. Booked as a planned session, not a hopeful add-on, because the usable window is around 20 minutes.
Twilight photographyCommon on vacated pied-à-terre units between seasonal tenancies. Staged frames are labelled as digitally altered so the MLS disclosure is clean.
Virtual stagingMiami Beach is priced from the same square-footage matrix as the rest of South Florida. A South Beach studio or one-bedroom sits in the lowest tier; a North Bay Road or Sunset Islands estate lands at the top. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Every Miami Beach listing is different. Here's how we make each property's strengths impossible to miss.
Shoot an east-facing oceanfront unit at 11am and the water and sky merge into one blown-out band behind the balcony.
The city restricts launching from parks and beach, and the Class B shelf overhead requires authorisation. Either one alone can stop a flight.
COI, elevator reservation, vendor hours and amenity permission are four separate approvals from the same association.
The Deco and MiMo exteriors that give these listings their value distort badly when shot wide from the pavement.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.
Photo, drone and Zillow 3D on-site. We time exteriors for clean ocean light and add twilight frames that sell the beach-lifestyle story.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Miami Beach is two markets that happen to share a postcode. One is a vertical oceanfront condo market running from South of Fifth up Collins to North Beach, where the buyer is choosing between several similar units in several similar towers and the building itself is doing much of the selling. The other is a horizontal single-family market on the residential islands and North Bay Road, where the property is a waterfront estate with a dock, a private lawn and a view west across the bay.
They need opposite shoots. The tower listing needs amenity, lobby, beach access and the view line, and it needs the association's permission for most of that. The island estate needs dusk, the dock, the aerial that shows the water and the skyline, and a plan for where the drone is allowed to take off from.
The one thing they share is the light. Which side of the island a property faces decides which half of the day it should be photographed in, and getting that wrong is the most common reason a Miami Beach listing looks worse online than it does in person.
