A Delray listing within a few blocks of Atlantic Avenue is selling the walk as much as the house. That is genuinely hard to photograph, which is why the aerial matters here: one frame showing the property, the street grid and the distance to the avenue does what ten interior shots cannot.
The Marina, Del-Ida Park, Old School Square and Nassau Street districts carry protected character — wood siding, porches, small paned windows, mature planting. A gallery that lights and frames those features sells the house; one that shoots around them sells a small old building.
The Ocean Boulevard buildings behave like any other oceanfront condominium: vendor paperwork, elevator reservations, amenity decks and a buyer comparing buildings as well as units. East-facing units shoot at sunrise, not in the afternoon.
The large age-restricted communities are a substantial share of Delray inventory and they sell on lifestyle — clubhouse, courts, golf, pool. Photographing the amenities usually needs a separate permission, and skipping them leaves the listing half told.
Delray is three markets in one municipality — historic downtown, beachside condominium and western age-restricted community — and each has its own access rules, its own best hour and its own buyer. These are the constraints that actually move a shoot.
Wood siding, deep porches and mature canopy make for high-contrast facades that a single exposure cannot hold. We bracket exteriors and shoot late in the afternoon where the street orientation allows, so the porch reads as shelter rather than as a black hole.
The blocks around Atlantic Avenue have limited street parking that fills through the day and, in season, fills early. We schedule downtown shoots in the morning so there is somewhere to put a vehicle within carrying distance of the front door.
The Ocean Boulevard condominiums ask for a certificate of insurance naming the association as additional insured, frequently with a service-elevator reservation and restricted vendor hours. We file the COI when the shoot is booked rather than negotiating at the desk.
The western 55+ communities clear vendors at a guardhouse and often require the clubhouse and amenity areas to be booked or escorted separately, sometimes outside resident hours. Since the amenities are a large part of the value, we arrange that at booking instead of dropping it.
The beachside strip and the western communities sit under different airspace constraints, and approved altitudes vary by grid. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We confirm the grid for the exact address before quoting drone rather than assuming a low-rise city is automatically clear.
Delray’s population swells from roughly December through April, which changes parking, beach crowding and how many units are occupied. From June through November, storms commonly build through the early afternoon, so morning exteriors are the default. Autumn king tides, published in NOAA’s tide predictions, affect beach-level and Intracoastal-edge frames from September to November.
The aerial is how a Delray listing proves proximity — to Atlantic Avenue, to the beach, to the Intracoastal — which is the thing the price is actually based on. Flights run on LAANC authorisations filed for the address, with the beachside strip and the western communities carrying different constraints. We confirm before quoting.
Drone photographyDelray sells to a lot of buyers from the Northeast who are shopping from a distance in autumn and buying in winter. A scanned tour with room measurements settles the questions a historic house raises — real room sizes, ceiling heights, how the additions connect — before anyone books a flight south.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, from one visit. In Delray the walkthrough is worth beginning on the street, because the neighbourhood and the walk are a real part of the offer and no interior sequence conveys them.
Video walkthroughsA lit porch and warm windows on a historic Delray cottage at blue hour is the most characterful lead image in this market, and it is the frame that separates a $500,000 listing from the eight others posted that week. We arrive early to set the lighting and work the blue hour rather than arriving into it.
Twilight photographyEstate sales are common in the 55+ communities and renovation flips are common downtown, so a lot of Delray inventory shows empty or half-furnished. Virtual staging on the main rooms restores scale. Listing images must accurately depict the property, so every staged file is labelled and the unstaged original supplied.
Virtual stagingDelray listings price from the same square-footage matrix as the rest of South Florida, with no travel fee anywhere in Palm Beach County. A villa or beachside one-bedroom sits in the entry tier; a historic-district house with an addition usually lands one tier up. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Every Delray Beach listing is different. Here's how we make each property's strengths impossible to miss.
Walkability to Atlantic Avenue and the beach drives the price, and no interior photograph communicates it.
A deep porch under mature trees is five stops darker than the sunlit lawn in front of it, and a single frame loses one or the other.
In the 55+ communities the clubhouse, courts and pool are a large part of the value and typically require separate permission to photograph.
An ultra-wide lens on a 1930s cottage wins the click and loses the showing when the buyer walks into a room half the size they expected.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.
Photo, drone and Zillow 3D on-site. Character properties get architectural detail and walkability framing that honor what makes them distinct.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Delray Beach is a mid-market city with a wide spread. Redfin’s Delray Beach housing-market page reported a median sale price of about $507,000 and roughly 80 days on market when we checked it in September 2026, and that median sits between two very different halves of the city: beachside and historic-district houses well above it, and villas in the western age-restricted communities well below.
The seasonal rhythm matters more here than in most of our markets. A large share of Delray buyers are shopping from the Northeast in the autumn and transacting in the winter, which means a listing that goes live in October is being judged by someone looking at a screen in a cold city. That buyer cannot walk Atlantic Avenue to find out why the address is worth the money, so the gallery has to carry the neighbourhood as well as the house.
A roughly eleven-week clock also means the photographs will be working across a season change. An exterior shot in August, with a summer sky and heavy shade, will still be the lead image in November when the market is at its most attentive. It is worth shooting for the season the listing will actually sell in.
