Why it matters
Why real estate video walkthroughs sell what stills can’t
A gallery is a set of best-case compositions. It tells a buyer what a room looks like, not how the house unfolds from the front door to the water — and on social, a photo carousel gets scrolled past.
- 01
The reveal is the product
A modest entry that opens onto a glass rear wall and the water is a sequence, not a photo. Sold in the wrong order, it is just another living room.
- 02
Motion gets frozen out
Water, palms, light moving across a room at dusk, a boat at the dock. Stills drop all of it — and in South Florida that is often what the buyer is paying for.
- 03
Feeds reward video, not galleries
Instagram, TikTok and Facebook are built for short vertical clips. A horizontal edit cropped to vertical loses the room; it has to be cut for the format.
- 04
A second vendor means a second visit
Separate photo and video crews mean two appointments, two building permissions and two looks. One visit keeps the listing consistent and the seller disturbed once.

How it works
How we film real estate video in South Florida
- 1
Book & we clear the building
Book online or by phone. We send the association our certificate of insurance, reserve the service elevator and check the airspace at your address.
- 2
Route & reveal planned
On arrival we walk the property first and decide the order and the reveal, then film it — not wander and hope.
- 3
Filmed with the photos
Stabilized movement at walking pace, exposed to match the stills. Exteriors and aerials go first in storm season.
- 4
Two cuts in 24 hours
Galleries are delivered within 24 hours of the shoot. Horizontal MP4 ready to post; vertical cuts with Pro or the reel add-on.
Video, 3D or stills
When a video walkthrough is worth it — and when it isn’t
We would rather tell an agent to skip video than sell one that won’t earn its place. Two things make video worth it: sequence and motion. A house whose value depends on the order you discover it — a glass rear wall onto the water, a plan-complicated estate, a walk from the front door to a Jupiter dock — is a video property. So is anything where something moves: water, palms, light changing across a room at dusk. A small, plainly laid out unit where the stills already answer every question is not; there the budget is better spent on a twilight exterior or a 3D tour.
| Format | What it does best | Where it falls short |
|---|---|---|
| Photo gallery | Shows each room at its most flattering composition | Says nothing about how the rooms connect |
| Video walkthrough | Controls order and pace; carries motion and sound; performs on social | The buyer can’t go back to the closet they wanted to see |
| 3D tour | Lets the buyer explore and measure on their own | The buyer does the work; weaker as a first impression on social |
South Florida buildings
Condominium associations treat a video crew as a vendor and usually want a certificate of insurance naming the association as additional insured, plus a service-elevator booking. Guard-gated communities need the name and vehicle cleared in advance. Pool decks and lobbies are filmed early, empty, with written permission in hand.
Storm season scheduling
From June through November, storms commonly build through the early afternoon, so exterior and aerial sequences are filmed in the morning by default during those months.
Aerial availability
Much of Miami-Dade sits under Miami International’s Class B airspace, Broward listings sit between Fort Lauderdale-Hollywood, Executive and North Perry, and Palm Beach County sees temporary flight restrictions that override any authorization while active. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We check the grid before quoting aerial footage and tell you up front if it can’t be flown.
Stills that match the video
Interiors are lit and exposed the same way for video and stills, so the listing reads as one property. Stills arrive in two sets: sized and named for Miami MLS (MIAMI REALTORS / Matrix) or BeachesMLS, plus full resolution.
On licensing: you can use the video to market that listing and yourself, for as long as you want. Estate Shutter retains copyright, which is ordinary practice, and never licenses your listing video to anyone else.

Video is included from the Standard package, which starts at $399 and is priced by square footage from there. It can also be added to a Basic photography booking, which starts at $199. There is no travel fee inside Miami-Dade, Broward or Palm Beach counties, and no deposit when you book by phone — you are invoiced after you approve the finished files.
Sixty to ninety seconds for the horizontal cut that lives on the listing page, and twenty to forty seconds for the vertical social cut. Longer than about two minutes and the completion rate falls sharply on every platform. Large or luxury properties sometimes justify a longer cut, and we will tell you when we think one does.
Yes, as standard. Every walkthrough is delivered as both a horizontal file sized for the listing page and portals and a vertical file sized for Reels, TikTok and Facebook. They are cut separately rather than being the same edit cropped, because a horizontal composition cropped to vertical loses the room.
They do different jobs. Video controls the order and the pace and carries motion and sound, which is what makes it work on social and as a first impression. A 3D tour lets a buyer explore and gives them real measurements, which is what remote and international buyers need before making an offer. On a high-value or out-of-state listing, both are worth having; on a small, simple unit, usually neither is.
Where the airspace at that address allows it. South Florida is dense with controlled airspace, and approved ceilings vary grid by grid, so we check before quoting rather than promising an aerial that cannot legally be flown. Flights run on a LAANC authorisation filed for the address, and if the answer is no we tell you before it goes into a listing presentation.
Usually, and we handle it. Most South Florida condominium buildings treat a video crew as a vendor and want a certificate of insurance naming the association as additional insured, often with a service-elevator reservation. We file that when the shoot is booked. Amenity areas such as pool decks and lobbies frequently need separate written permission, which is why we film them early in the morning when they are empty.
Yes, at no extra charge. We will add an intro or outro card with your name, brokerage and contact details if you send them at booking. If you would rather have an unbranded file to use across multiple channels, or a clean version with no music bed so your brokerage can add its own, just say so.
You can use it to market that listing and to market yourself — MLS, portals, social, email, paid advertising — for as long as you want, with no time limit and no extra fee. Estate Shutter FL retains copyright, which is standard practice for commissioned photography and video, and we do not license your listing video to anyone else.
