Condo and waterfront listing photography for Aventura agents — with the certificate of insurance, the service-elevator reservation and the island gatehouse cleared before the shoot date.
Estate Shutter Florida photographs residential listings across Aventura, a condominium market of Intracoastal towers, guard-gated island communities such as Williams Island and the Point, and the low-rise streets around Aventura Mall and the Country Club Drive loop. We deliver HDR interiors, drone aerials, 3D tours, floor plans and video, usually from a single visit. Packages start at $199, galleries arrive within 24 hours, and phone bookings are invoiced after gallery approval; online: 20% deposit, balance after delivery. Rated 5.0 from 61 Google reviews.

An Aventura unit is bought for the water and the golf course below it. Tower glazing is tinted and impact-rated, which pushes interiors green, and a single exposure gives you either a lit room or a visible Intracoastal. We bracket every window and correct the cast room by room.
Buyers here are choosing between buildings as much as between units. The pool deck, gym, marina, tennis courts and lobby decide that comparison, so we photograph them on the same visit — early, while they are empty and permission is straightforward.
Williams Island, the Point and the other guard-controlled enclaves run their own vendor procedures on top of the building’s. Getting a camera onto the island is a separate approval from getting it into the unit, and both have to be arranged before the shoot date.
From ground level a tower photograph shows a building. From the air it shows the unit’s relationship to the Turnberry courses, the marina basin and the Intracoastal channel — which is the actual reason the address costs what it does.
Aventura is a condominium city, and in a condominium city the photography is the easy part. Almost every delayed shoot here is delayed by a building, an association or a gatehouse, which is why we deal with all three at booking rather than in a lobby on the morning.
Most Aventura towers treat a photographer as a vendor and want a certificate of insurance naming the association as additional insured on file before entry — commonly 24 to 72 hours ahead. We keep a current COI and send it to management as soon as the shoot is booked, so the question is settled before anyone arrives.
Buildings with a service elevator normally require it to be reserved for a vendor carrying equipment, and many restrict vendor access to weekday daytime hours. Some route vendors through a loading dock rather than the main entrance. We ask for the building rules at booking and schedule inside the window management actually gives us.
On Williams Island and the other guard-gated communities, clearance at the community gatehouse is separate from clearance with the building. We collect both names at booking and make sure the photographer is on both lists, because being on one and not the other wastes the whole slot.
Aventura sits between Fort Lauderdale-Hollywood International to the north and Opa-locka to the west, so effectively every flight here needs LAANC authorisation, and the approved ceiling varies grid by grid. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We check the grid for the exact address before quoting drone, so an aerial is never promised that cannot legally happen.
From roughly December through April a large share of Aventura units are occupied, and from May through November many of the same units are empty second homes that have been shut up for months. Occupied means scheduling around a resident; empty means stale air, closed blinds and dead plants, and someone has to open the place up an hour before we shoot it.
From June through November convective storms commonly build through the early afternoon, and shutters go up across the city during a named-storm watch. We default to morning exteriors in those months, and we reshoot a storm-ruined exterior or twilight at no charge.
An aerial is the only way to show a tower unit’s position relative to the Intracoastal, the marina and the golf courses. Because the whole city sits in controlled airspace, every flight runs on a LAANC authorisation filed for that address, and some grids carry low ceilings. We check before we quote, and where a flight is not available we shoot from an elevated floor or the amenity deck instead.
Drone photographyA large share of Aventura contracts are written by buyers who are somewhere else — the Northeast, Latin America, Europe. A scanned tour with accurate room measurements replaces the week of emailed questions about ceiling heights, balcony depth and which rooms actually see the water. Where the association permits it we scan the amenity floor as well as the unit.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, both from one visit. In Aventura the walkthrough starts at the porte-cochere and moves through the lobby before it reaches the unit door, because the building is doing as much of the selling as the kitchen.
Video walkthroughsBlue hour on the Intracoastal is short — roughly twenty-five usable minutes — and for a west-facing Aventura unit it is the only time of day the water, the sky and the interior can all be exposed together. We arrive early, set the interior lamps and shoot both the balcony view and, airspace permitting, a dusk aerial of the building.
Twilight photographyAventura carries a lot of unfurnished investor inventory, and an empty tower unit photographs as small, cold and identical to the twelve others in the building. Virtual staging on three to six frames fixes the scale problem. Listing images have to accurately depict the property, so every staged file is labelled and the unstaged original is supplied alongside it.
Virtual stagingAventura listings are priced from the same square-footage matrix as the rest of South Florida, with no Aventura surcharge and no travel fee inside Miami-Dade. A typical one- or two-bedroom tower unit falls in the entry tier; a Williams Island or Point residence usually lands one or two tiers higher. Every Aventura listing is different. Here's how we make each property's strengths impossible to miss.
A tinted, impact-rated window either renders as a white rectangle or forces the room into shadow, and a green cast sits over everything either way.
Guard-gated communities and the buildings inside them run independent vendor lists, and clearance on one is not clearance on the other.
Off-season second homes arrive with closed blinds, dead plants, stale air and a thin layer of dust on every dark surface.
A buyer scrolling Aventura inventory sees the same white kitchen at eight price points and cannot tell which listing is the good one.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.
Photo, drone and Zillow 3D on-site. For high-floor condos we shoot bay and skyline views at the light that makes the unit look its best.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Aventura is currently a buyer’s market with a long clock. Redfin’s Aventura housing-market page reported a median sale price of about $450,000 and roughly 165 days on market when we checked it in September 2026 — a figure driven by the sheer volume of condominium inventory rather than by the price of the island residences at the top of the market.
Five and a half months is long enough that a listing’s photographs will be seen by a buyer who has already scrolled past forty comparable units in the same stack of buildings. That is the specific problem Aventura photography has to solve. The interior shots are close to interchangeable across the market; what is not interchangeable is the view line, the amenity deck, the position on the Intracoastal and the quality of the light on the day it was shot.
It also means the listing has time to work against it. A gallery shot in flat midday light in July will still be the gallery in November. Booking the exterior for the right hour, and getting a twilight frame that no stack-mate has, is worth more here than in a market where everything sells in three weeks anyway.
