What we shoot in Coral Gables

Mediterranean facades and straight verticals

Barrel tile, oolitic coral rock, arched loggias and stucco reward a longer lens from further back. Shot wide and close, a Gables facade bends at the corners and the arches stop reading as arches. We back off, keep the verticals true and let the proportions do the work.

Houses under a closed canopy

The live oak and banyan canopy over Coral Way, Alhambra Circle and Old Cutler Road is the single most photogenic thing about the neighbourhood and the single hardest thing to expose for. Dappled light on a white facade blows out in one frame and muddies in the next, so we bracket the exterior the same way we bracket a window.

Guard-gated waterfront estates

Gables Estates, Cocoplum, Journey’s End and Tahiti Beach all run manned gatehouses with their own vendor procedures. The dock, the seawall and the run out to Biscayne Bay are what the listing is selling, and getting a camera to them is a scheduling problem before it is a photography problem.

Golf and club frontage

Houses backing the Biltmore or Riviera courses sell partly on that view. Course frontage is private property, so we photograph it from the listing side of the property line or from an approved aerial position rather than walking a fairway without permission.

Shooting in Coral Gables: what is actually different

Coral Gables is the most tightly regulated residential municipality we work in, and almost all of the friction is administrative rather than photographic. Knowing the rules in advance is what keeps a Gables shoot to a single visit.

The city takes its own appearance seriously

Coral Gables runs a Board of Architects design review for exterior work and maintains historic designations across large parts of the city. For a photographer this matters in one practical way: the exteriors are unusually consistent and unusually protected, so the selling difference between two comparable houses is craft — light, angle, verticals — rather than anything you can change about the building.

Gatehouses need names before they need cameras

The guard-gated waterfront sections do not let unannounced vendors through. We ask for the listing agent or owner to clear the photographer with the gatehouse at booking, and we supply the name, vehicle and arrival window. Where an association requires a certificate of insurance naming it as additional insured, we file it the same day the shoot is booked.

The canopy decides where a drone can launch

A closed oak canopy means there is frequently no legal, safe launch point in the front yard at all. We identify a clear launch area — a driveway apron, a dock, an open rear lawn — before the shoot rather than discovering the problem on site. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight.

Canal frontage is not the same as bay access

Much of the Gables waterfront sits on canals that reach Biscayne Bay through fixed bridges, and bridge clearance limits the size of boat a buyer can keep. An aerial that traces the canal out to open water answers that question honestly in one frame, which a dock photograph on its own cannot.

Country-club views belong to the club

Golf frontage photographs beautifully and is not ours to walk onto. We shoot course views from the listing side of the property line, or from an aerial position agreed in advance, and we never represent a club as a client or an endorser of this studio.

Hurricane season and the shoot calendar

Between June and November, convective storms commonly build through the early afternoon and named-storm watches can close a week. We default to morning exteriors in those months, hold twilight for the drier half of the year, and reshoot a weather-ruined exterior at no charge rather than delivering a grey sky.

Services we shoot in Coral Gables

Drone photography in Coral Gables

Aerials are how a Gables listing shows lot size, canopy, pool placement and — on the waterfront — the route from the dock to Biscayne Bay. The constraint here is rarely airspace and usually trees: we agree a clear launch point before the shoot, and where the canopy closes over the whole lot we shoot elevated rather than pretending a flight was possible.

Drone photography

3D virtual tours in Coral Gables

Gables houses tend to be plan-complicated — loggias, courtyards, split wings, guest houses — and a photo set alone leaves a buyer unsure how the rooms connect. A scanned tour with measurements settles that, and it is particularly useful on the historic housing stock where room sizes do not match what a modern buyer assumes from the exterior.

3D tours and Matterport

Video walkthroughs

A horizontal walkthrough for the listing page and a vertical cut for social, both from the same visit. In Coral Gables the walkthrough usually opens on the street approach under the canopy, because the arrival is a large part of what the address is worth.

Video walkthroughs

Twilight exteriors

Warm interior light behind arched windows against a deep blue sky is the single most effective lead image a Mediterranean house can have. We arrive an hour early to set the interior lamps, and on canopy lots we light the facade from the ground because there is no open sky to lift the shadows.

Twilight photography

Virtual staging

Older Gables houses often show empty between owners, and large formal rooms read as cavernous rather than grand. Virtual staging on the main living spaces restores the sense of scale. Listing images must accurately depict the property, so we label every staged file clearly and supply the unstaged original alongside it.

Coral Gables real estate photography pricing

Coral Gables shoots are priced from the same square-footage matrix as every other South Florida city — there is no Gables surcharge and no travel fee inside Miami-Dade. Because the housing stock skews large, most single-family listings here land at the Standard tier or above rather than at the entry price. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Coral Gables photography challenges we solve

Every Coral Gables listing is different. Here's how we make each property's strengths impossible to miss.

Dappled canopy light wrecks a single exposure

A white stucco facade under broken oak shade contains a five-stop range across two feet of wall. One frame gives you either blown highlights or a grey building.

Our approach: Bracketed exterior sequences blended by hand, with the shade rendered as shade rather than as noise, so the coral rock and tile keep their colour.

The gate, not the seller, controls the calendar

Guard-gated waterfront sections will not admit a vendor who has not been cleared, and clearance routinely takes a day or more to arrange.

Our approach: We collect the community name at booking and clear the photographer, the vehicle and the arrival window before the shoot date.

Trees leave nowhere to take off

Closed canopy over a Gables lot can eliminate every safe launch point within the property line, and an aerial promised in a listing presentation then cannot be delivered.

Our approach: We identify the launch point in advance and quote elevated angles instead where no flight is available, so nothing is promised that cannot happen.

Historic rooms are smaller than buyers expect

Merrick-era floor plans have narrower rooms and lower ceilings than a comparable new build, and a wide lens exaggerating them backfires at the showing.

Our approach: Honest focal lengths plus a measured 3D tour, so the buyer arrives with accurate expectations instead of a grievance.

The Coral Gables market, and how we shoot for it

Coral Gables is a slow, high-value market rather than a fast one. Redfin’s Coral Gables housing-market page reported a median sale price of about $1.4 million and roughly 98 days on market when we checked it in September 2026, which tells you most of what a listing photographer needs to know: the buyer pool is small, patient and comparing a handful of houses carefully rather than swiping through forty.

That changes the brief. In a fast market the photographs exist to win a click. Here they exist to survive weeks of scrutiny by a buyer who will open the gallery four or five times, zoom in on the tile, count the rooms and try to work out whether the canal reaches the bay. Sloppy verticals, a bent arch or a missing dock frame get noticed on the third viewing.

The second thing the number implies is that re-shoots are common and expensive. A house sitting three months often gets new photography in month two. Shooting it properly the first time — with the canopy exposed correctly, the waterfront access shown honestly and the plan made legible by a 3D tour — is what keeps the listing from needing that second round.

How we shoot Coral Gables listings

  • A slow, high-value market means galleries are scrutinised over weeks rather than skimmed in a thumbnail grid
  • Guard-gated waterfront communities are the most common cause of a delayed Gables shoot
  • Tree canopy, not airspace, is the usual limit on drone work in this city
  • Canal frontage with fixed-bridge clearance is a different product from open-bay access, and the photography should say which it is
  • Large formal rooms in older houses photograph as empty rather than grand, which is where disclosed virtual staging earns its cost
