What we shoot in Fort Lauderdale

Dock, seawall and water depth

On the Isles, a buyer wants to know three things a floor plan cannot tell them: how long the dockage is, how deep the water sits at low tide, and what the seawall looks like. We shoot all three deliberately, including the davits and the shore power pedestal.

Ocean-access aerials

The phrase "no fixed bridges" is worth six figures here. An aerial that follows the canal out to the Intracoastal and the inlet shows a buyer the route and the clearance instead of asking them to trust the listing remarks.

Beach and Galt Ocean Mile condos

Oceanfront towers along A1A and the Galt need the unit, the balcony view line and the building amenity deck. We shoot east-facing units early, when the sun is low enough to keep the water blue rather than blown out.

Twilight over the water

A west-facing canal house at dusk, with the interior lit and the dock lights on, is the strongest single frame this market produces. It is also a 20-minute window, so it is planned, not attempted.

Shooting in Fort Lauderdale: what is actually different

Fort Lauderdale is a water market, and water introduces variables a normal listing shoot does not have: tide height, boat traffic, bridge schedules and two different airports' controlled airspace sitting directly over the best neighbourhoods.

King tides, roughly September to November

Seasonal high tides push water onto the streets and over low seawalls in Las Olas Isles, Rio Vista and parts of Victoria Park, usually around the new and full moon. Standing water in an exterior photo reads as a flooding problem to a buyer even when it is routine and temporary. We check the NOAA tide table for the shoot date and move exteriors to the low-tide half of the day during those months.

The boat is part of the listing, or it is not

If a vessel is at the dock, the seller needs to decide before the shoot whether it is conveying. A boat that is not included but appears in every aerial creates expectations that surface awkwardly at showing. We ask at booking and shoot the dock both ways where we can.

FLL Class C and Fort Lauderdale Executive Class D

Fort Lauderdale-Hollywood International sits south of the city under Class C airspace, and Fort Lauderdale Executive sits north-west under Class D, which puts most of the desirable canal neighbourhoods inside controlled airspace. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. Coral Ridge and the Galt are close enough to FXE approaches that the LAANC ceiling drops sharply, so we confirm the grid before promising an aerial.

Bridge openings and canal traffic

The New River and the Intracoastal bridges open on published schedules, and a queue of waiting vessels sits in frame while they do. For aerials along the river or near Las Olas we plan around the opening times so the shot is clean water rather than a traffic jam.

Gated island access on the Isles

Several Nurmi and Seven Isles properties sit behind gates with their own vendor lists, and Harbor Beach has a manned gatehouse that requires the listing agent to add us in advance. We ask for that at booking; being turned away at a gatehouse costs a full slot.

Beachfront condo vendor rules

Galt Ocean Mile and A1A towers run on the same vendor logic as Miami condos: a certificate of insurance naming the association, a service-elevator reservation and restricted weekday hours. We file the COI as soon as the shoot is booked.

Services we shoot in Fort Lauderdale

Drone photography in Fort Lauderdale

This is the city where aerials do the most work. A single frame at 200 feet shows the canal, the dock, the neighbouring properties and the route to the Intracoastal — the entire value proposition of a waterfront listing in one image. Because FLL Class C and FXE Class D cover most of the city, every flight is filed through LAANC and planned around the ceiling for that specific grid.

Drone photography

3D virtual tours

Broward gets a steady flow of buyers relocating from the Northeast and the Midwest who shop from home for months before flying down for a weekend of showings. A scanned tour with room measurements lets them shortlist properly, and it cuts the number of wasted showings on the weekend they do arrive.

3D tours and Matterport

Video walkthroughs

For a canal home the walkthrough is better shot backwards: start on the water, come up the dock, through the pool deck and into the house. It sequences the story the way the buyer values it, rather than the way the front door is arranged.

Video walkthroughs

Twilight exteriors

West-facing canal houses get the better dusk here, because the sunset sits behind the waterway. We arrive an hour early to set the interior and dock lighting, then shoot ground and — where airspace allows — a low aerial across the water during the roughly 20 usable minutes.

Twilight photography

Virtual staging

Common on Galt and beach-condo listings where units are sold vacant between seasonal tenancies. Staged frames are labelled as digitally altered so the MLS disclosure is straightforward.

Fort Lauderdale real estate photography pricing

Fort Lauderdale is priced from the same square-footage matrix as the rest of South Florida, with no Broward travel fee. A Victoria Park bungalow typically sits in the first or second tier; a Harbor Beach or Rio Vista waterfront home usually lands in the third or fourth. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Fort Lauderdale photography challenges we solve

Every Fort Lauderdale listing is different. Here's how we make each property's strengths impossible to miss.

Proving ocean access without a boat ride

Listing remarks claim "ocean access, no fixed bridges" constantly, and buyers have learned to discount the claim.

Our approach: An aerial sequence that follows the canal from the dock out toward the Intracoastal, showing the actual route and clearances.

Tide and weather narrowing the window

King tides, afternoon storms and canal traffic can each independently ruin an exterior, and they do not coordinate with each other.

Our approach: Shoot dates are chosen against the tide table and the storm pattern, and exteriors are rescheduled free rather than delivered compromised.

Controlled airspace over the best streets

The neighbourhoods that most need aerials — Coral Ridge, the Isles, the Galt — sit closest to FXE and FLL approaches.

Our approach: Grid ceilings are checked and LAANC filed before the shoot is confirmed, with an honest answer up front where a flight is not available.

Gatehouse and vendor access

Harbor Beach, several Isles properties and the beachfront towers each gatekeep differently.

Our approach: Access requirements are collected at booking — gate list, COI, elevator — so the crew is expected when it arrives.

The Fort Lauderdale market, and how we shoot for it

Fort Lauderdale calls itself the Venice of America and prices itself accordingly. Along the Isles, Rio Vista and Harbor Beach, a substantial share of a property's value sits outside the house entirely — in the dock length, the water depth at the seawall, whether there is a fixed bridge between the property and the inlet, and how long the run to open water takes. None of that is visible from inside the living room.

So a Fort Lauderdale listing shoot is really two shoots. One is the house: interiors, pool deck, elevation. The other is the water story, and it is the one that moves the price. It has to be shot from the air, at the right tide, with clean canal traffic, and it has to be unambiguous enough that a buyer in Boston believes it.

The rest of the city is a different job again. The Galt and A1A towers run on condo vendor rules, Wilton Manors and Victoria Park sell on walkability and character, and the western suburbs sell on schools and lot size. We shoot each of those on its own terms rather than running the same template down the coast.
