What we shoot in Hollywood

Three different housing markets, one city

Hollywood is not one product. An oceanfront studio on the Broadwalk, a 1940s bungalow off Harrison Street, a waterfront house on North Lake and a golf-course home in the Hills need four different shooting approaches, four different hours of the day and four different lead images.

The Broadwalk is the amenity

For a beachside condo the two-and-a-half-mile Broadwalk is a genuine selling feature, and it photographs best early, before the promenade fills. We shoot the approach from the building to the sand as part of the listing rather than treating it as scenery.

Lakes-district waterfront and dock access

Hollywood Lakes and North Lake houses sell on water access. Whether a boat can actually reach the Intracoastal, and what sits under the bridges on the way, is the question a buyer asks second. An aerial that traces the route answers it in one frame.

Historic bungalows shot honestly

The downtown and Hollywood Lakes bungalows have small rooms, original details and low ceilings. Over-wide lenses sell them once and cost the agent a showing. We shoot them at honest focal lengths and let the character carry the frame.

Shooting in Hollywood: what is actually different

Hollywood spans a barrier island, an historic core and a suburban west side, and the practical constraints change completely across those four miles. These are the ones that decide whether a shoot runs to time.

Two airports, one city

Hollywood sits between Fort Lauderdale-Hollywood International to the north and North Perry to the west, so the great majority of the city is in controlled airspace and the approved altitude changes from grid to grid. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We check the grid for the exact address before quoting drone rather than assuming a beach listing is clear because it is on the water.

Beachside parking and equipment

There is no loading zone on most of the Broadwalk-adjacent blocks, and metered street parking fills by mid-morning in season. We schedule beachside shoots early, partly for the light and partly because at 8am there is somewhere to put the vehicle within carrying distance of the door.

Condo vendor procedures on the beach blocks

The oceanfront buildings want a certificate of insurance naming the association as additional insured, usually with a day or more of notice, and many restrict vendor use of the passenger elevator. We file the COI when the shoot is booked and reserve the service elevator where one exists.

Lakes-district water levels and the dock frame

Dock and seawall photographs read very differently at high and low water. NOAA publishes predicted tides for the South Florida coast, and between September and November the seasonal king tides push water over low seawalls. We check the prediction before scheduling a waterfront exterior so the frame shows the property at a representative water level.

Summer afternoons and the exterior calendar

From June through November, convective storms commonly build through the early afternoon across Broward. Morning is the default exterior slot in those months, twilight is held for the drier half of the year, and a storm-ruined exterior or twilight is reshot at no charge.

Short-term-rental inventory needs a different gallery

A meaningful share of beachside Hollywood units are or have been short-term rentals, and those listings need occupancy-focused frames — sleeping arrangements, the kitchen in working condition, the walk to the sand — that a standard resale gallery skips. We ask which it is at booking.

Services we shoot in Hollywood

Drone photography in Hollywood

Aerials place a beachside condo on the Broadwalk, show a Lakes-district house’s route to the Intracoastal, or give a Hills property its golf and lake context. Because the city sits between Fort Lauderdale-Hollywood International and North Perry, every flight runs on a LAANC authorisation for that address and the approved ceiling varies street by street. We check before quoting.

Drone photography

3D virtual tours in Hollywood

Hollywood draws a lot of out-of-state buyers relocating from the Northeast, and the historic housing stock is exactly the kind whose plan does not match what the exterior suggests. A scanned tour with measurements settles room sizes and flow before anyone books a flight to see it.

3D tours and Matterport

Video walkthroughs

A horizontal walkthrough for the listing page and a vertical cut for social, from the same visit. For a beachside listing the walkthrough is worth ending at the sand; for a Lakes house it is worth ending on the dock. Either way the sequence is built around the one thing the address is actually selling.

Video walkthroughs

Twilight exteriors

Hollywood’s best twilight subjects face west — the Lakes-district waterfronts and the pool decks of the Hills — because the colour sits over the Intracoastal and the Everglades rather than the ocean. We light the interior so the windows glow warm, and work the twenty-five usable minutes of blue hour rather than arriving into them.

Twilight photography

Virtual staging

Small historic rooms and empty beachside studios both photograph as cramped, and virtual staging on the main living spaces is what restores a sense of scale and function. Listing images have to accurately depict the property, so every staged file is labelled and the unstaged original is supplied alongside.

Hollywood real estate photography pricing

Hollywood listings price from the same square-footage matrix as the rest of South Florida, with no travel fee anywhere in Broward County. A beachside studio or one-bedroom sits in the entry tier; a Lakes-district or Hills single-family house usually lands one to two tiers higher. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Hollywood photography challenges we solve

Every Hollywood listing is different. Here's how we make each property's strengths impossible to miss.

One city, four incompatible briefs

A photographer who shoots the Broadwalk condo, the Harrison Street bungalow and the Hills golf house the same way produces three mediocre galleries.

Our approach: The archetype is settled at booking, and the hour, the lens choice and the lead image are chosen for that specific product.

Drone availability varies street by street

Two Hollywood listings a mile apart can have completely different approved ceilings because of the airport geometry either side of the city.

Our approach: The LAANC grid is checked for the exact address before drone is quoted, and an alternative is proposed rather than a promise broken.

Nowhere to park on a beachside block

Metered street parking near the Broadwalk fills by mid-morning in season and there is no loading zone, which turns a 30-minute setup into an hour.

Our approach: Beachside shoots are scheduled early, which solves the parking and gives the better light at the same time.

Bungalow rooms are smaller than the photos suggest

Wide-angle distortion on a 1940s living room sells the click and loses the showing when the buyer walks in.

Our approach: Honest focal lengths plus a measured 3D tour, so nobody arrives with expectations the house cannot meet.

The Hollywood market, and how we shoot for it

Hollywood is the most balanced market in our Broward coverage. Redfin’s Hollywood housing-market page reported a median sale price of about $497,000 and roughly 91 days on market when we checked it in September 2026 — a mid-market price and a three-month clock, which is a genuinely different photographic problem from either Aventura’s six-month condo grind or a fast inland suburb.

At this price point the buyer is usually buying with their own money and not a lot of it to spare, which makes them careful readers of a gallery. They will notice a bathroom shot from the doorway because the room is small, a kitchen photographed at midday through an uncovered window, or the absence of any frame showing what the back yard actually looks like. Completeness matters more here than spectacle.

The other thing the median hides is the spread. Hollywood contains oceanfront condominiums, a historic bungalow district, waterfront houses with dock access and a large suburban west side, and those sell to four different buyers. A gallery that treats them all as one product is why so many Hollywood listings look interchangeable on the portals.
