A 3D tour is included in the Pro package, which starts at $699 for a listing under 1,500 square feet and bundles photography, drone, video, a floor plan, social reels and staging with the scan. It can also be added on its own to any smaller package. Scan pricing scales with square footage and room count, because a scan takes one to three camera positions per room. You only pay after you have seen and approved the gallery.
They are different products at different price points. A Matterport scan uses a dedicated laser scanner and produces a dimensionally accurate digital twin with a dollhouse view and a measurement tool a buyer can use themselves — that accuracy is what makes it useful for renovation and furniture-fit questions. Zillow 3D Home is a free panoramic capture that Zillow produces from a phone or a 360 camera; it earns the Zillow 3D Home badge and lets buyers move between rooms, but it is a panorama chain rather than a measured 3D model, so there is no accurate dollhouse or measurement tool. We shoot Matterport when measurement matters and Zillow 3D Home when the badge and the walkthrough are the goal.
A video is linear — the buyer watches what the camera operator chose to show, in that order, and cannot go back to the closet they wanted to see again. A 3D tour is navigable: the buyer moves themselves, at their own pace, in their own order, and can stop anywhere. The two do different jobs and most luxury listings carry both.
Any listing whose likely buyer is not physically here. In South Florida that is a large share of the market — relocating buyers from the Northeast and Midwest, and international buyers in Brickell, Aventura, Sunny Isles and Miami Beach. It is also the best answer for a compartmented historic floor plan that photographs confusingly, and for a large estate where a 40-photo gallery still leaves the layout unclear.
Yes. A measured 2D floor plan with room dimensions is generated from the same scan, and a 3D dollhouse view of the whole property comes with it. For most listings this replaces a separately commissioned floor plan.
Yes, where the association permits it. For a condo listing the amenity floor is often what distinguishes the building, and a remote buyer cannot assess it from a still. We request amenity permission along with the certificate of insurance when the shoot is booked.
More thoroughly than for photos. A scan captures a full sphere at every camera position, so there is nowhere to put the boxes, the pet bed or the laundry basket that a photographer would simply frame out. Every room should be genuinely tidy, all lights on, blinds open, and vehicles moved off the driveway.
