For brokerages and teams

Preferred Media Partner Program

The Preferred Media Partner Program gives a South Florida brokerage or team priority scheduling, one assigned photographer per office, a documented house style, 24-hour delivery in writing, pay-after-approval for every agent, optional monthly invoicing and co-branded galleries — at no cost to the brokerage. Agents pay the same published rates, from $199. In return we ask for one thing: a listing on your preferred-vendor page. There are no referral fees in this program, in either direction.

Why offices ask for this

Every brokerage in South Florida has the same three problems with listing media. The vendor cannot get out there this week. The photos from three different shooters do not look like they came from the same office. And somebody wants a deposit before anyone has seen an image.

None of those are creative problems, which is why buying better photography rarely fixes them. They are scheduling, consistency and payment-terms problems, and they are the three things this program is actually built around. A brokerage does not buy photography — its agents do — so a discount aimed at the brokerage solves nothing. What a principal or marketing director wants is for the listings to look like the brand, and for the vendor conversation to stop reaching their desk.

What your agents get

Priority scheduling

Partner offices get first refusal on next-day slots before general booking opens. Availability, not price, is the complaint we hear most about media vendors.

The same photographer for your office

One named photographer is assigned to your office and shoots your listings wherever we can. A house style only holds if the same person is holding the camera.

24-hour delivery, in writing

Galleries are delivered within 24 hours of the shoot. Weekends included. The turnaround goes into the partner agreement rather than sitting on a marketing page.

Pay after approval

You only pay after you have seen and approved the gallery. No deposit from any agent, no cancellation fee, and no charge if weather forces a reschedule.

Monthly invoicing

Offices that prefer it are invoiced once a month against a single statement, with per-agent and per-listing lines, instead of collecting card payments shoot by shoot.

Co-branded galleries and property sites

Every gallery and property page carries your brokerage's logo and colours, so what the agent forwards to the seller looks like it came from your brand.

What the brokerage gets

A documented house style
We write a shot list and edit profile for your office and hold to it, so a Las Olas listing and a Coral Gables listing from your agents look like they came from the same brand. This is the part nobody else offers, and it is the reason the program exists.
One vendor across three counties
The same team, rates and turnaround across Miami-Dade, Broward and Palm Beach counties — no juggling a different shooter per market.
A free 45-minute listing-media session
At one of your sales meetings: what actually moves a listing, what to stop paying for, and how to brief a photographer. No pitch, and it fills a meeting slot you have to fill anyway.
Direct MLS upload
We can upload finished media on behalf of the listing broker to Miami MLS (MIAMI REALTORS / Matrix) or BeachesMLS, once the account permissions are in place.
A vendor-page link exchange
We list your brokerage on this page, and you list us on your preferred-vendor or agent-resources page. A reciprocal listing between two real local businesses that actually work together — nothing is bought or sold.
A recruiting benefit that costs nothing
Partner terms are something you can put on the page you send to agents you are trying to hire, at zero cost to the brokerage.

No referral fees — and why we say so up front

This program contains no referral fees, kickbacks, rebates or per-listing payments to any broker, agent, team lead or office, and we will not agree to one if asked. Section 8 of the Real Estate Settlement Procedures Act (12 U.S.C. 2607) prohibits giving or accepting a fee, kickback or thing of value for the referral of settlement-service business connected to a federally related mortgage loan. Photography sits close enough to that line that we treat it as inside it.

What the program does contain is ordinary commercial practice: published rates available to every agent at a partner office, services actually performed and actually invoiced, and a mutual vendor listing that no money passes for. If you need the arrangement in writing for your compliance file, ask and we will send it.

How it works

  1. 1

    A 20-minute call

We look at your office's current listing media and what is going wrong with it. Usually it is availability, inconsistency or deposits.

  2. 2

    A test listing

One shoot at partner terms so you see the work before anything is signed. No free work, no trial period that quietly becomes a contract.

  3. 3

    We build your house style

A one-page shot list and edit profile, agreed with you and then applied to every shoot for your office.

  4. 4

    Your office goes live

Dedicated booking link, priority slots, monthly invoicing if you want it, and we come to a sales meeting to introduce ourselves to the agents.

The rates your agents see

The same published rates as everyone else, priced by square footage. Partner offices do not get a secret price list; they get the scheduling, consistency and terms above.

About the studio

Estate Shutter FL is a Miami-based real estate media studio working across Miami-Dade, Broward and Palm Beach counties: HDR photography, drone aerials, 4K video, 3D tours, floor plans, twilight and digital staging. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. That is what makes an aerial on a Brickell or Las Olas listing a scheduled deliverable rather than a maybe. Rated 5.0 from 61 Google reviews as of September 2026.

City pages: Miami, Fort Lauderdale, Boca Raton, West Palm Beach. Agents can also use our free AI listing-description generator.

Partner brokerages are listed here once they have given written permission for their name and logo to be used. We do not publish a client name before that.
