    Property type, beds, baths, square footage, neighbourhood and five real features. That is the entire input, and it is deliberately small — the more you type, the more there is for a generator to embellish.

    Under 1,000 characters for the MLS remarks field, under 250 for the short version, exactly five bullets under 90 characters each. Those limits are enforced after generation, not just requested, so nothing comes back that will not paste into the field you need it for.

    The result is checked against a list of phrases that draw fair-housing complaints. Anything it catches is shown to you above the copy rather than quietly removed, so you can see what was flagged and why.

About fair housing

The Fair Housing Act (42 U.S.C. 3604(c)) makes it unlawful to publish an advertisement for a dwelling that indicates a preference, limitation or discrimination based on race, colour, religion, sex including sexual orientation and gender identity, disability, familial status or national origin. Florida's Fair Housing Act mirrors it. Most violations in listing copy are not deliberate — they are habits: "perfect for a growing family", "walking distance to the shops", "safe, quiet neighborhood", naming a place of worship as a selling point, or "master bedroom".

This tool is instructed to avoid all of those, and screens its own output for them afterwards. That is a much better starting point than a blank page, but it is not legal advice, it is not a compliance review and it does not make us responsible for what you publish. Your broker's compliance guidance wins over anything a generator produces.
