This is the big stuff. Do this the day before I arrive, and you’ll be 80% of the way there.

  1. Deep Clean Everything: The house needs to be cleaner than it is for your own family. I’m talking hotel-room clean. Floors mopped, carpets vacuumed, windows and mirrors spotless, and surfaces wiped down. This isn’t just for the photos; it’s for the buyers who will inevitably book a showing after seeing them.

  2. Declutter Like You Mean It: If you don’t use it every day, put it away. This goes for countertops, coffee tables, nightstands, and floors. The goal is to show off the space, not the seller's stuff. Less is always more. For homes that are completely empty, consider our virtual staging services to help buyers visualize the space.

  3. The Lightbulb Check: This one is huge and so often overlooked. Walk through every single room and turn on every light. Check for burnt-out bulbs and replace them. Even more important: make sure all bulbs in a single fixture are the same color temperature (all warm white, or all cool white). Kitchen

The kitchen is the heart of the home, but it’s also the easiest to get wrong in photos.

  • Countertops: Clear them completely. No knife blocks, no spice racks, no dish soap, no paper towel holders. A single bowl of fruit (like green apples or lemons) or a vase of flowers is okay, but that’s it.
  • Appliances: Remove all magnets, photos, and calendars from the refrigerator. Wipe down all appliance fronts (stainless steel is a fingerprint magnet).
  • Sink: Make sure the sink is empty and sparkling clean. Hide the dish rack and sponges.
  • Hide the Trash: Put the kitchen trash can out of sight, usually in the pantry or garage.

Dining Room

Bathrooms must be immaculately clean and completely depersonalized.

  • Hide Everything: Remove all personal toiletries. That means toothbrushes, razors, deodorant, makeup, and soap bottles from the shower. Everything.
  • Clear Countertops: The counter should be completely empty.
  • Towels: Hang a fresh, clean set of towels. Make sure they are folded neatly. White towels are always a great choice.
  • Toilets: Close the toilet lid. Always.
  • Glass: Clean shower doors and mirrors until they are streak-free.

What to Do on Photo Day?

On the day of the shoot, do one last walkthrough. Turn on all the lights (even in the day), turn off all ceiling fans, and open all window blinds to a uniform, halfway-up position.

It’s best if the home is empty during the shoot, but if you or the agent need to be there, that’s fine. My team and I are self-sufficient. We’ll work our way through the house efficiently.
