How to Prepare a Tampa Home for a Real Estate Photo Shoot

August 20, 2026Estate Shutter Team8 min read
TampaReal Estate PhotographyHome StagingSeller TipsReal Estate MarketingChecklist
A perfectly clean and prepped modern kitchen in a Tampa home ready for a real estate photo shoot.
Key Takeaways
  • A prepped home photographs in half the time and looks twice as good in the final gallery.
  • Depersonalize completely: buyers need to envision their own lives in the home, not as guests in yours.
  • Check and match all light bulbs. Mismatched color temperatures look unprofessional and are hard to fix.
  • For kitchens and bathrooms, clear every single item off the counters for a clean, spacious look.
  • Curb appeal is critical; mow the lawn, hide cars and trash cans, and make sure the front of the house is pristine.

''' Getting your home ready for a professional photoshoot is one of the highest-return activities you can do to sell your property faster and for a better price. The images are the first thing a potential buyer sees, and in a competitive market like Tampa, a flawless visual presentation is non-negotiable. I've shot over 2,000 listings in my career, and the best results always come from the homes where the agent and seller took the time to prep properly.

This isn't about expensive renovations. It’s about letting a professional photographer showcase the home's best features without distraction. Think of it as setting the stage for the next owner to mentally move in. Here is the exact, no-fluff checklist I give my own clients before a shoot.

The Day-Of Mindset: Think Like a Buyer, Not a Homeowner

On the day of the shoot, your home is no longer just your living space; it’s a product. This is a subtle but crucial mental shift. We need to present a clean, spacious, and depersonalized canvas that allows potential buyers to envision their own lives there.

My team and I can do a lot with lighting and angles—I shoot with a Sony α7R V and a set of Profoto B10X strobes to make spaces look bright and inviting—but we can't magically remove clutter or deep clean a kitchen. When I arrive at a historic bungalow in Seminole Heights or a modern condo in the Channel District, the level of preparation is immediately obvious. A prepped home photographs in half the time and looks twice as good in the final gallery. It’s the single biggest factor in the success of your professional real estate photography.

The Universal "Must-Do" List for Every Tampa Home

Before we go room by room, here are the five things you absolutely must do throughout the entire property. If you do nothing else, do this.

  1. Depersonalize Completely. This is the toughest for many sellers, but it’s critical. Buyers need to see themselves in the home, not as guests in yours. Remove all family photos, kids' drawings from the fridge, and personal mail or calendars. The goal is a clean, neutral space that feels like a high-end hotel.

  2. Declutter Every Surface. Look at every flat surface—countertops, tables, dressers, nightstands—and remove about 75% of what’s there. Leave only a few intentional, decorative items. Less is always more in photos. This is the core principle behind good home staging for photos, and it costs nothing.

  3. Clean Until It Sparkles. The camera sees everything. Dust on fan blades, smudges on windows, and grime on floors will be visible in high-resolution photos. Pay special attention to reflective surfaces like mirrors, glass, and stainless steel appliances. A clean home signals to buyers that the property has been well-maintained.

  4. Check Every Light Bulb. This is my personal pet peeve. Please, go through the house and replace any burned-out light bulbs. Even more importantly, make sure all bulbs in a single fixture are the same color temperature (e.g., all "daylight" or all "soft white"). Mismatched bulbs create a chaotic, unprofessional look that is difficult to correct perfectly in post-production.

  5. Hide All Evidence of Pets. We love our pets, but potential buyers might not. Or they might be allergic. Pack away food and water bowls, pet beds, toys, and litter boxes. For the duration of the shoot, it’s as if a pet never lived there.

Room-by-Room Prep Checklist

Once the universal tasks are done, it’s time to focus on individual rooms. Here’s my detailed real estate photography checklist for Tampa homes.

Kitchen

The kitchen is often the star of the show. It’s where families gather and where a huge chunk of a renovation budget goes. It needs to be perfect.

  • Counters: Clear everything off. No dish soap, sponges, paper towel holders, or knife blocks. A single, intentional item like a bowl of fresh lemons or a small orchid can work well, but nothing else.
  • Refrigerator: Remove all magnets, photos, and notes. The goal is a clean, blank surface.
  • Sink: Make sure it’s empty and sparkling clean. Hide the dish rack.
  • Appliances: Wipe down all appliances—stovetop, oven, microwave, dishwasher—to remove fingerprints and food splatters.
  • Trash: Hide the trash can. It’s never a feature.

I was on a shoot in a beautiful Davis Islands home last month, and the kitchen was stunning, but the owners left a stack of mail and a blender on the counter. My team moved it, of course, but it’s a delay. A perfectly prepped kitchen lets me focus my time on capturing the best angles of those new quartz countertops you invested in.

Living / Family Room

This is where buyers imagine relaxing and entertaining. We want it to feel comfortable and spacious.

  • Furniture: Arrange furniture to look inviting and to create clear walking paths. You may need to pull pieces away from the walls to make the room feel larger.
  • Surfaces: Clear coffee tables and end tables of everything except a few curated items, like a couple of coffee table books and a small plant.
  • Electronics: Hide all remote controls, game consoles, and messy cables. Turn off the television.
  • Comfort Items: Fluff all pillows. Fold any throw blankets neatly and drape them over a chair or sofa.

Dining Room

The dining room should feel ready for a dinner party, but not cluttered.

  • Table: The table should be the centerpiece. Avoid a full, formal place setting, which can look busy and dated. A simple centerpiece, like a vase of flowers or a decorative bowl, is best.
  • Chairs: Push all chairs in and ensure they are evenly spaced.
  • Surfaces: Clear off any buffets or sideboards, leaving only one or two decorative items.

Bedrooms

Bedrooms should be serene, peaceful retreats.

  • Bed: Make the bed perfectly. Use a neutral, solid-colored comforter if possible. Fluff the pillows and arrange them neatly. If you’re considering an upgrade, our virtual staging services can digitally add a stylish bed and decor to an empty room.
  • Nightstands: Clear them completely, leaving only a lamp. Maybe one book.
  • Closets: Close all closet doors. If you have a high-end walk-in closet you want to feature, make sure it is immaculately organized. Otherwise, keep the doors shut.
  • Personal Items: Remove all personal items like clothes, shoes, and jewelry from view.
  • Under the Bed: Ensure nothing is stored under the bed that is visible to the camera.

Bathrooms

Think "luxury spa." Bathrooms must be immaculately clean.

  • Counters: Remove everything—toothbrushes, toothpaste, soap, makeup, medications. Everything.
  • Shower/Tub: Remove shampoo bottles, soap, razors, and loofahs. Make sure the glass and tile are clean and free of water spots. Close the shower curtain or open the glass door slightly, depending on what looks best.
  • Toilet: Close the lid. This is non-negotiable.
  • Towels: Hang a fresh, clean set of matching towels. White is always a safe bet.
  • Rugs: Remove all bath mats and toilet rugs. They make bathrooms look smaller and are often not a selling feature.

Exterior & Yard

Curb appeal is a buyer's first impression, whether they’re seeing it online or in person. In Tampa, with our lush greenery, this is a huge opportunity.

  • Landscaping: Mow the lawn. Rake leaves, trim overgrown shrubs, and pull any weeds. Add fresh mulch to flower beds for a pop of color.
  • Clutter: Remove all yard clutter—gardening tools, kids' toys, empty pots, and trash cans.
  • Parking: On the day of the shoot, move all cars out of the driveway and away from the front of the house.
  • Pool & Patio: If you have a pool, make sure it’s clean and free of leaves. Open any patio umbrellas and arrange outdoor furniture neatly. Store pool cleaning equipment and toys out of sight.
  • Hoses: Coil all garden hoses neatly or store them away.

As an FAA Part 107 certified drone pilot, the exterior is where I often start. With my DJI Mavic 3 Pro, I can capture stunning aerial views that show off a property's location, whether it's a waterfront estate in Culbreath Isles or a home with a large lot in New Tampa. A clean, well-maintained exterior makes these drone photography services infinitely more valuable.

What to Expect on Shoot Day

Once you’ve followed this checklist, your job is mostly done. You can relax. A typical shoot for a standard-sized home takes my team about 60-90 minutes. This might include interior photos, a 3D virtual tour with my Matterport Pro3, and a video walkthrough.

It’s best if the home is vacant during the shoot. This allows us to move efficiently without worrying about being in your way. If you must be there, please plan to stay in an out-of-the-way area.

The effort you put in before I arrive pays dividends. It not only results in a gallery of images that will make buyers stop scrolling, but it also reflects a well-cared-for home. That impression starts with the very first photo they see on the MLS.

Frequently Asked Questions

Should I be home for the real estate photos?

It's best if the home is vacant during the shoot. This allows the photographer to work efficiently without distractions. If you must be home, please plan to stay in an area that is not being photographed.

How long does a real estate photo shoot take?

A standard shoot for an average-sized home (around 2,000 sq ft) typically takes 60-90 minutes. This can vary depending on the size of the property and the services ordered, such as drone photography or a 3D tour.

What's the most important room to prepare for photos?

The kitchen. It's often the focal point of a listing and a major factor in a buyer's decision. A perfectly clean and decluttered kitchen makes a huge impact. The living room and master bedroom are a close second.

Do I need to stage my home before photos?

Full professional staging isn't always necessary, but following a thorough decluttering and depersonalizing checklist is essential. This 'mini-staging' makes a massive difference. For empty homes, virtual staging is an excellent, cost-effective alternative.

What if the weather is bad on the day of the shoot in Tampa?

We monitor the weather closely. For interior shots, we can usually proceed as our professional lighting makes up for gray skies. For exteriors and drone photography, we may need to reschedule the outdoor portion for the next clear day to ensure bright, sunny shots.
