Listing photography, aerials and 3D tours across Coconut Grove — shot for deep tree canopy, bayfront frontage and a village that photographs badly in the wrong light.
Estate Shutter Florida photographs residential listings across Coconut Grove: bayfront estates along South Bayshore and the water’s edge, historic wood-frame and Mediterranean houses on the canopy streets of the North and South Grove, and the condominiums and townhouses around the village centre and Grand Avenue. Every shoot delivers HDR interiors and exteriors, with drone, 3D tours, floor plans and video on the same visit. Packages start at $199, galleries arrive within 24 hours, and you pay after you approve them when booking by phone; online: 20% deposit, balance after delivery. Rated 5.0 from 61 Google reviews.

Newest deliveries from our Coconut Grove crew — drone, twilight, and interior shoots that helped these listings stand out.

Luxury aerial capture of a waterfront mansion with expansive grounds, private dockage, and strong canal-side curb appeal.

High-resolution drone photography showcasing dock frontage, canal access, and full waterfront property layout from above.

Architectural exterior photography featuring a screened lanai, custom outdoor kitchen, and tropical pool environment.

Cinematic luxury amenity photography highlighting rooftop pool design, skyline views, and elevated lifestyle marketing.

Luxury exterior photography centered on a resort-style pool, shaded cabana, and polished backyard entertaining space.

Wide-angle interior photography capturing vaulted ceilings, stone fireplace detailing, and seamless indoor-outdoor living.
Banyan, live oak and mahogany over narrow streets are what people buy Coconut Grove for, and they are also what makes it the hardest South Florida neighbourhood to photograph. Every exterior here is a high-contrast problem, and every one of them is worth solving properly.
On the water side the value sits in the frontage, the dock and the open run into Biscayne Bay. An aerial along that line is worth more than any interior frame, because it is the only way to show what the premium is for.
The Grove has genuine nineteenth and early twentieth century wood-frame houses alongside its Mediterranean stock. They have small rooms, verandas and original joinery, and they need honest lenses and warm light rather than a wide-angle scrub.
The buildings around the village centre sell on being able to walk to CocoWalk, the marinas and the waterfront parks. That is an aerial and a street-level story, not an interior one.
The Grove has the most difficult light and the most awkward streets of any neighbourhood we shoot regularly. Everything below is about working with the canopy rather than against it.
A house under mature banyan sits in broken shade with sunlit patches three stops brighter across the same wall. A single frame gives you blown highlights or a grey building. We bracket every Grove exterior as a matter of course and blend by hand, which is why these facades keep their colour where phone photographs of the same house look dead.
When the sun is high it comes through the canopy as hard dapple. Late in the day it comes in under the canopy from the side, which lights the facade evenly and gives the trees form rather than turning them into a black ceiling. We schedule Grove exteriors accordingly.
Canopy that closes over an entire lot can leave no lawful, safe launch point inside the property line. We identify a clear area — a driveway apron, a dock, an open rear lawn — before the shoot rather than finding out on site, and where none exists we quote elevated angles instead of a flight. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight.
Coconut Grove sits inside Miami International’s Class B airspace, so every flight needs a LAANC authorisation and the approved ceiling varies by grid. Between the airspace and the trees, drone availability here is genuinely address-specific and gets checked before it is quoted.
Grove streets are narrow, often without sidewalks, and frequently have no legal parking near the property. We ask about driveway access at booking; on the tighter streets the difference between parking on the property and parking four hundred metres away is twenty minutes of the shoot window.
From June through November storms commonly build through the early afternoon, and the bayfront edge feels the autumn king tides that NOAA publishes in its tide predictions between September and November. Morning exteriors are the default in storm season, and weather-ruined exteriors or twilights are reshot at no charge.
Where the canopy and the airspace both allow it, the aerial is what shows lot size under the trees, the bayfront frontage and the run out into Biscayne Bay. Availability here is constrained twice over — by the Class B grid ceiling and by whether there is anywhere to take off — so we check both before quoting and offer elevated alternatives rather than a promise we cannot keep.
Drone photographyGrove houses are frequently additions on additions — a 1920s core with a 1970s wing and a 2010s kitchen — and photographs alone leave a buyer unable to work out how any of it connects. A scanned tour with room measurements settles the plan, which matters more here than in a market of standard builder layouts.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, from one visit. In the Grove the walkthrough is worth starting on the street under the canopy, because the arrival is a large part of what the address is worth and no still frame conveys the scale of the trees.
Video walkthroughsTwilight in the Grove needs ground lighting, because there is no open sky overhead to lift the shadows under the canopy. We arrive an hour early, light the facade and the planting from the ground, set the interior lamps, and shoot the blue hour as a lit scene rather than an ambient one.
Twilight photographyRenovation flips and estate sales leave a steady supply of empty Grove houses, and small historic rooms read as cramped when unfurnished. Virtual staging on the main living spaces restores scale and use. Listing images must accurately depict the property, so staged files are labelled and the unstaged originals supplied with them.
Virtual stagingGrove listings price from the same square-footage matrix as the rest of South Florida, with no travel fee inside Miami-Dade. A village condominium sits in the entry tier; a bayfront or canopy-street house usually lands at Standard or above on square footage. Every Coconut Grove listing is different. Here's how we make each property's strengths impossible to miss.
Mature canopy is the reason the address costs what it does and the reason a single-exposure exterior of it is unusable.
Class B airspace limits the ceiling and the canopy limits the launch point, so an aerial promised in a listing presentation may be impossible for two unrelated reasons.
A photograph set of a much-extended Grove house leaves the buyer unable to tell how the rooms connect or which parts are original.
Narrow streets with no legal parking near the property cut twenty minutes off a shoot window before the first frame.

Coconut Grove has become one of the most expensive neighbourhoods in Miami. Redfin’s Coconut Grove market page reported a median sale price of about $2.35 million and roughly 97 days on market when we checked it in September 2026, on a small number of monthly transactions — a high price, a thin market and a three-month clock.
A thin market means each listing is being compared against a handful of genuinely different houses rather than against forty near-identical ones. That is unusual in South Florida and it changes the job. There is no standard Grove property: a 1926 wood-frame cottage, a bayfront modern and a village townhouse are all Coconut Grove and none of them can be shot the same way.
What carries across all of them is the canopy and the water. Those two things are why the neighbourhood commands what it does, and they are precisely the two things a careless gallery loses — the trees becoming a black ceiling above a grey house, the bay reduced to a strip of blue behind a fence. Getting both right is most of what separates a Grove gallery that works from one that could have been shot anywhere in Miami.
