Newest deliveries from our Davie crew — drone, twilight, and interior shoots that helped these listings stand out.

Luxury aerial capture of a waterfront mansion with expansive grounds, private dockage, and strong canal-side curb appeal.

High-resolution drone photography showcasing dock frontage, canal access, and full waterfront property layout from above.

Architectural exterior photography featuring a screened lanai, custom outdoor kitchen, and tropical pool environment.

Cinematic luxury amenity photography highlighting rooftop pool design, skyline views, and elevated lifestyle marketing.

Luxury exterior photography centered on a resort-style pool, shaded cabana, and polished backyard entertaining space.

Wide-angle interior photography capturing vaulted ceilings, stone fireplace detailing, and seamless indoor-outdoor living.
On an acreage property the house is often the smaller part of the value. Usable acreage, fencing, pasture condition, the position of the barn relative to the house and whether the lot backs onto a trail are what a buyer is paying for, and none of it is visible from the front door.
A barn photographed like a garage tells a buyer nothing. Stall count, aisle width, tack and feed rooms, wash rack, turnout access and the surface of the ring are the specifics an equestrian buyer is looking for, and they belong in the gallery.
Horses react badly to a drone at low altitude. We plan the flight to work from height and from off the paddocks, and where animals are turned out we either ask for them to be brought in or fly a path that keeps well clear. It is a safety decision, not a stylistic one.
The gated family communities and the Nova-corridor townhomes are a conventional suburban market that happens to share a town boundary with a ranch market. They get a conventional suburban gallery, not an agricultural one.
Davie is the only market in our Broward coverage where livestock, fencing and pasture are routine parts of a listing. Most of what follows exists nowhere else in the county.
Drones distress horses, and a spooked animal in a paddock is a genuine injury risk to the animal and anyone near it. We ask at booking whether stock will be turned out, plan flight paths that stay high and clear of paddocks, and will abandon a planned aerial rather than press a flight that is upsetting an animal.
From the ground, two and five acres look much the same and a buyer cannot see where the boundary runs. The aerial is the only frame that shows usable acreage, fence lines, pasture division, the barn-to-house relationship and what the property backs onto. On an acreage listing it is not an upgrade; it is the core deliverable.
North Perry sits south-east of the town and Fort Lauderdale Executive to the north-east, so much of Davie is in controlled airspace with grid-specific approved ceilings. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We check the grid for the exact address before quoting drone.
Many acreage properties are reached by a shell or dirt drive, and after summer rain those roads and the pasture itself can be genuinely wet. We ask about access at booking and, where the ground is unrepresentative after heavy rain, we say so rather than delivering frames that make the paddock look like a bog.
A real equestrian property has muck heaps, feed bags, a tractor and hoses. A gallery that hides all of it looks fake to the buyer who actually wants the place. We tidy the obvious, compose around the rest, and photograph the working areas as working areas.
Western Broward takes the summer convective line earlier than the coast, and from June through November storms commonly build through the early afternoon. Morning exteriors are the default in those months, and weather-ruined exteriors or twilights are reshot at no charge.
On an acreage listing the aerial is the single most valuable frame in the gallery, because it is the only one that shows the boundary, the usable pasture, the fencing and the relationship between house, barn and ring. Flights run on LAANC authorisations filed for the address, and flight paths are planned to stay high and clear of any paddock with animals in it.
Drone photographyDavie houses are frequently extended, and acreage properties often carry a guest cottage or converted structure alongside the main house. A scanned tour with measurements settles how it all connects and how large the rooms really are — useful for a local buyer and essential for one relocating with horses from out of state.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, from one visit. On an equestrian property the walkthrough is worth extending outside — house, then barn, then ring, then pasture — because the buyer is evaluating an operation rather than a floor plan.
Video walkthroughsOpen western Davie skies give the best twilight conditions in Broward: a genuinely long, uninterrupted blue hour with no tower line in the way. A lit house with the pasture and the sky behind it is a lead image nothing else on the street will match.
Twilight photographyOlder ranch houses on acreage frequently sell empty or half-emptied, and dated rooms photograph worse than they show. Virtual staging on the main living spaces restores scale. Listing images must accurately depict the property, so every staged file is labelled and the unstaged original supplied alongside it.
Virtual stagingDavie listings price from the same square-footage matrix as the rest of South Florida, with no travel fee anywhere in Broward County. A townhome or suburban house sits in the entry tier. An acreage property effectively needs the Standard package or above, because without the aerial the land — which is most of the value — is not in the gallery at all. Every Davie listing is different. Here's how we make each property's strengths impossible to miss.
Acreage, fencing and pasture division are the reason an equestrian property is priced where it is, and a ground-level gallery shows none of it.
A low pass over a paddock can panic a turned-out horse, which is a real injury risk and an immediate end to the shoot.
Scrubbing every hose, feed bag and muck heap out of the frame produces a gallery that an equestrian buyer immediately distrusts.
A pasture photographed two days after a summer storm looks waterlogged and cheap, and it may not represent the property at all.

Photo, drone and Zillow 3D on-site. Family listings get bright, true-to-life interiors plus yard and community framing buyers actually scroll for.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Davie is an unusual market because it contains two products that share nothing except a town boundary. Redfin’s Davie housing-market page reported a median sale price of about $575,000 and roughly 70 days on market when we checked it in September 2026 — a figure that blends conventional suburban houses and townhomes with equestrian acreage that trades on a completely different basis.
For the suburban half, the brief is what it is anywhere in central Broward: complete coverage, good light, an aerial that shows the lot and the neighbourhood. For the acreage half, almost everything changes. The buyer is evaluating whether they can keep three horses on the property, whether the barn needs work, whether the ring drains, and whether the fencing will hold. Those are not questions an interior gallery addresses at all.
The practical failure mode we see most often on Davie listings is an equestrian property marketed as a house with a big garden: eight interior frames, one wide shot of the lawn, and nothing that shows the barn, the boundary or the acreage. That listing is invisible to the buyer who would pay the most for it.
