Oceanfront condominium photography for Bal Harbour agents — discreet, prepared, and scheduled around the building’s vendor rules rather than around ours.
Estate Shutter Florida photographs residential listings in Bal Harbour, the small oceanfront village between Haulover Cut and Surfside. The inventory is almost entirely condominium: high-floor oceanfront residences on Collins Avenue, bay-facing units on the Intracoastal side, and a handful of single-family houses in Bal Harbour Village. We deliver HDR interiors, balcony and view frames, amenity coverage, aerials, 3D tours and video. Packages start at $199, galleries arrive within 24 hours, and you pay after you approve them when booking by phone; online: 20% deposit, balance after delivery. Rated 5.0 from 61 Google reviews.

Newest deliveries from our Bal Harbour crew — drone, twilight, and interior shoots that helped these listings stand out.

Luxury aerial capture of a waterfront mansion with expansive grounds, private dockage, and strong canal-side curb appeal.

High-resolution drone photography showcasing dock frontage, canal access, and full waterfront property layout from above.

Architectural exterior photography featuring a screened lanai, custom outdoor kitchen, and tropical pool environment.

Cinematic luxury amenity photography highlighting rooftop pool design, skyline views, and elevated lifestyle marketing.

Luxury exterior photography centered on a resort-style pool, shaded cabana, and polished backyard entertaining space.

Wide-angle interior photography capturing vaulted ceilings, stone fireplace detailing, and seamless indoor-outdoor living.
A Bal Harbour residence is bought for a wall of Atlantic and the light that comes with it. Handled badly that wall is a white rectangle; handled properly it is a horizon with colour and depth. The difference is bracketed capture and per-window blending, not a filter.
Ocean-facing residences photograph at sunrise. Bay-facing residences photograph at dusk, looking west across the Intracoastal. Booking a single mid-morning slot for a building that has both is how half the gallery ends up mediocre.
At this level a buyer is choosing between a small number of buildings whose residences are broadly similar. The beach service, the pool deck, the spa and the lobby are the comparison, and a gallery without them has left out the argument.
Village residents are private and a good deal of inventory is marketed quietly. We arrive unmarked, keep the address out of frame unless asked, and publish nothing from the village without written permission from the owner and the brokerage.
Bal Harbour is roughly a third of a square mile, almost entirely built out with oceanfront buildings, and very tightly run. The constraints are about entry, parking and privacy far more than about photography.
The buildings want a certificate of insurance naming the association as additional insured, filed ahead of the visit, and most require a service-elevator reservation and entry through a service corridor rather than the residential lobby. We file the COI when the shoot is booked and confirm the elevator window before anyone travels.
The village has minimal street parking and most buildings operate valet only, with vendor vehicles directed to a specific bay or turned away. We confirm the arrangement with management in advance, because an unplanned arrival with three cases of equipment and no valet authorisation is a wasted slot.
Neighbouring residences, staff and other residents should not be identifiable in a listing frame, and the village is small enough that people notice a camera. We compose to exclude identifying detail, photograph amenities when they are empty, and do not use village work in marketing without written permission.
Haulover Cut sits immediately north and the beach below the buildings is in use most of the day. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We plan the launch point and flight path so the aircraft is not over uninvolved people or the inlet traffic, which in practice means early-morning flights worked from the property side rather than from the sand.
Continuous salt deposition on high-floor glass turns the most valuable feature of the residence into haze that no amount of editing recovers. We ask for the balcony glass to be cleaned before an oceanfront shoot, and where it has not been we say so rather than delivering a soft horizon.
The village is busiest between roughly December and April. From June through November storms commonly build through the early afternoon, so morning exteriors are the default. Older coastal buildings subject to Florida’s milestone inspection requirements are sometimes mid-repair, and we flag visible scaffolding or netting before the shoot rather than after it.
An aerial establishes the residence’s height on the shoreline, the beach immediately below and the position of the village between Haulover Cut and Surfside. Flights run on a LAANC authorisation filed for the address, with the launch point and path planned so the aircraft stays clear of the inlet traffic and of people on the sand. Early-morning slots are strongly preferred.
Drone photographyMuch of the buyer pool here is international and will not view until they are genuinely serious. A scanned tour with measurements gives a broker something substantive to send, and it can be delivered unbranded and access-restricted so a quietly marketed residence is not published anywhere.
3D tours and MatterportA horizontal walkthrough for the listing page and, where the seller wants one, a vertical cut. In Bal Harbour the sequence is worth building toward the view rather than opening on it — arrival, interior, then the reveal — because a video that begins on the ocean has nothing left by the third room.
Video walkthroughsOn a barrier island the colour at dusk is behind the buildings, over the Intracoastal. So a bay-facing residence gets the best twilight interior in the village, and an oceanfront building is shot at dusk from the west side or from the air. We plan the visit around whichever applies.
Twilight photographyResidences held as second homes are frequently unfurnished between owners, and a large empty room with a spectacular window reads as a bare box. Virtual staging on the principal spaces restores proportion. Listing images must accurately depict the property, so staged files are labelled and the unstaged originals supplied.
Virtual stagingBal Harbour residences price from the same square-footage matrix as everywhere else — there is no village premium and no travel fee inside Miami-Dade. Because the residences are large, most land at Standard or above on square footage alone. Book by phone: no deposit — invoiced after you approve the gallery. Book online: a 20% deposit holds your slot; balance after delivery.

Every Bal Harbour listing is different. Here's how we make each property's strengths impossible to miss.
A wall of ocean-facing glazing carrying a salt film and five stops of dynamic range defeats a single exposure and a dirty pane defeats everything.
No street parking, valet-only buildings, service-entrance rules and elevator reservations turn an unprepared arrival into a lost morning.
In a village this small, a frame that identifies a neighbour, a staff member or a marketed-quietly address gets noticed immediately.
Out-of-season second homes arrive dark, stale and with every blind down, which photographs as abandoned rather than as private.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.
Photo, drone and Zillow 3D on-site. We time exteriors for clean ocean light and add twilight frames that sell the beach-lifestyle story.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Bal Harbour is the smallest market we cover and one of the most expensive per square foot in Miami-Dade. It is also one of the thinnest: the village is roughly a third of a square mile, effectively built out, and the number of residences trading in any given month is small enough that an experienced broker knows most of the active inventory personally. We deliberately do not publish a median price for the village here — the public market pages we would normally cite carry data old enough that quoting it would mislead rather than inform, and a handful of very large transactions can move a monthly median by a million dollars either way.
What that thinness means practically is that a Bal Harbour gallery is not fighting for attention in a portal grid. It is being reviewed by a small, informed audience — brokers, family offices, advisers — who are looking for reasons to rule a residence out. Technical faults that a mid-market listing survives, like a bent vertical on a floor-to-ceiling window mullion or a reflection of the photographer in a mirrored wall, are conspicuous here.
The other consequence is that discretion is part of what is being bought. A photographer who treats a Bal Harbour residence as portfolio material rather than as confidential work is not asked back, whatever the images look like.
