The Atlantic is on the east side and Biscayne Bay with the Miami skyline is on the west. Which one a property faces determines the hour of the shoot, the lead image and, frankly, what the listing is selling. Treating the island as one market produces half-right galleries.
A bay-facing unit or house looks straight across at Downtown Miami and Brickell. At dusk that view is the single best frame available on the island, and it is completely unavailable at any other time of day.
Bay-side houses sell on boat access. The dock, the depth, and the short run out to Biscayne Bay are what the price rests on, and an aerial that traces it is worth more than another interior.
The Crandon and Ocean Drive buildings carry beach access, pool decks, tennis and marinas, and a buyer chooses between buildings as much as between units. That coverage belongs in the gallery.
Key Biscayne is an island reached by a single causeway, with parkland at both ends and condominium associations in the middle. Every practical constraint here comes from one of those three facts.
The Rickenbacker Causeway is the only vehicle access, and it is a toll road that backs up at commuter hours, during weekend beach traffic and whenever there is an incident. We build the crossing into the schedule rather than treating it as a five-minute hop, which is why island shoots are booked with wider windows than mainland ones.
The buildings want a certificate of insurance naming the association as additional insured, usually with a day or more of notice, plus a service-elevator reservation and, in several buildings, restricted weekday vendor hours. We file the COI as soon as the shoot is booked so the causeway trip is not wasted at a front desk.
Crandon Park occupies the north end of the island and Bill Baggs Cape Florida State Park the south. Commercial drone operations over Florida state park land require authorisation from the park, so we plan flights to work from and over the listing rather than over park property. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight.
Ocean-facing property on Key Biscayne photographs at sunrise, when the light comes off the Atlantic toward the building. Bay-facing property photographs at dusk, with the Miami skyline lighting up behind it. Booking a mid-morning slot on a bay-facing unit throws away the best thing about the address.
Florida’s milestone inspection requirements for older coastal condominium buildings (Florida Statutes §553.899) mean a meaningful number of island buildings are mid-repair at any given time. Scaffolding, netting or a closed amenity deck will be in frame if it is there, and we flag it before the shoot so the listing is not surprised by its own photographs.
A low-lying barrier island feels the autumn king tides, which NOAA publishes in its tide predictions, between September and November; street-end and seawall frames read differently then. From June through November storms commonly build through the early afternoon, so morning exteriors are the default and weather reshoots are free.
From the air the island explains itself: a thin barrier between the Atlantic and Biscayne Bay with the Miami skyline three miles west. That frame is the reason people buy here and it cannot be taken from the ground. Flights run on LAANC authorisations filed for the address, planned to work from and over the listing rather than over the parkland at either end.
Drone photographyThe island buyer pool is heavily international and remote, and a causeway crossing is enough friction that casual viewings do not happen. A scanned tour with measurements lets a serious buyer do the whole first pass from wherever they are, and lets an agent qualify before spending an afternoon on the island.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, from one visit. On the bay side the walkthrough is worth ending at the dock or the window facing the skyline; on the ocean side it is worth ending on the beach.
Video walkthroughsBay-facing Key Biscayne at blue hour, with the Miami skyline coming on across the water, is one of the best twilight subjects in South Florida. We arrive an hour early, light the interior so the glass glows warm against the dusk, and shoot the balcony or terrace frame and — airspace permitting — a dusk aerial.
Twilight photographyIsland condominiums held as second homes or investments are often unfurnished between tenancies, and an empty unit with a spectacular window reads as a bare room with a view. Virtual staging on the main spaces restores scale. Listing images must accurately depict the property, so staged files are labelled and the unstaged originals supplied.
Virtual stagingIsland listings price from the same square-footage matrix as the rest of South Florida. There is no causeway surcharge and no travel fee inside Miami-Dade, though island slots are booked with wider windows to allow for the crossing. Every Key Biscayne listing is different. Here's how we make each property's strengths impossible to miss.
One toll road on and off an island, with commuter and weekend beach traffic, turns a tight shoot window into a missed one.
A bay-facing property photographed mid-morning shows grey water and a hazy, backlit city — the exact opposite of what it is worth at dusk.
Older coastal buildings under statutory milestone inspection are frequently mid-repair, and scaffolding or netting will appear in an exterior.
An unfurnished island unit gives a remote buyer no way to judge how large the rooms are behind that window.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.
Photo, drone and Zillow 3D on-site. For waterfront listings we plan around tide and golden-hour windows so dock access and water frontage read clearly.
Edited gallery, MLS-ready files, drone and any 3D tour delivered in 24 hours.
Key Biscayne is a small, expensive and unusually self-contained market. Redfin’s Key Biscayne housing-market page reported a median sale price of about $1.52 million and roughly 75 days on market when we checked it in September 2026 — a high price but, notably, a faster clock than several cheaper coastal markets nearby.
That speed comes from scarcity rather than heat. The island cannot grow: parkland occupies both ends, the Village is built out, and the inventory at any moment is small enough that serious buyers know most of it. A listing here is not competing with four hundred comparable units; it is competing with perhaps a dozen, and the buyer has probably seen photographs of several of them.
What that rewards is specificity. The gallery has to establish, immediately and unambiguously, which water the property faces, what the view actually is at the right hour, whether there is dock access and what the building or the street is like. Generic island imagery — a palm tree, a stretch of beach, a sunset that could be anywhere — is worse than useless here, because the audience already knows the island and is looking for the specific facts.
