A Sunny Isles unit is bought for the water out of one wall of glass. Shot at the wrong hour it is a white blank; shot at the right hour, with bracketed frames blended by hand, it is a horizon with texture and colour in it. Which hour that is depends entirely on which way the unit faces.
This is the single most misunderstood thing about photographing the corridor. The sun sets over the Intracoastal behind the buildings, not over the ocean in front of them. An ocean-facing balcony photographs best at first light; a west-facing one photographs best at dusk. Booking the wrong end of the day costs the listing its best frame.
Direct beach access, the pool deck, the spa and the lobby are what separate one Collins Avenue tower from the next. We photograph them on the same visit, early, while the deck is empty and no resident needs to be asked to move.
From the thirtieth floor the balcony rail, the shoreline curve and the tower line down to Miami Beach all have to sit in one composition without the rail cutting the horizon. That is a lens and position problem solved on site, not in post.
Sunny Isles is a narrow strip of very tall buildings, and nearly everything that makes a shoot here difficult comes from that geometry: which way the unit faces, who controls the elevator, and where a drone can lawfully and safely leave the ground.
On a barrier island the light is directional in a way it is not inland. East-facing oceanfront units want early morning, when the sun is low over the water and the interior can be balanced against it. West-facing Intracoastal units want the last hour before dusk. We ask which way the unit faces at booking and schedule accordingly rather than defaulting to mid-morning.
The Collins Avenue buildings run tight vendor procedures: a certificate of insurance naming the association as additional insured, a reserved service elevator, and in many cases restricted weekday vendor hours with entry through a service corridor rather than the lobby. We file the COI as soon as a shoot is booked and work inside the window management gives us.
Aerials here have to account for a public beach that is rarely empty and for building setbacks that leave very little open ground. Aerial work is flown by FAA Part 107 certificated remote pilots; LAANC authorisation is filed by the pilot before every controlled-airspace flight. We plan the launch point and the flight path so the aircraft is never over uninvolved people, which usually means launching early and working from the property side rather than the sand.
Oceanfront glazing collects salt film continuously, and a hazy window turns a $2 million view into grey soup no matter how well it is exposed. We ask for the balcony glass to be cleaned before an oceanfront shoot; when it has not been, we say so rather than quietly delivering a soft horizon.
Between September and November the highest seasonal tides of the year reach the shoreline and low-lying street ends around the corridor. NOAA publishes the predicted tide tables, and we check them before scheduling a beach-level exterior so the frame shows the beach the buyer will actually walk on.
A large share of the corridor is second homes. In season the unit is occupied and the shoot works around a resident; out of season it has been closed for months and needs opening, airing and blind-raising an hour before anyone photographs it.
An aerial is what shows a unit’s height on the shoreline, the beach immediately below it and the tower line running south toward Bal Harbour. Every flight runs on a LAANC authorisation filed for that address. The harder constraint is ground-level: a busy public beach and tight setbacks mean the launch point and flight path are planned before the shoot, and early-morning slots are strongly preferred.
Drone photographyThe buyer pool here is heavily international and remote, and a scanned tour with room measurements answers the balcony-depth, ceiling-height and which-rooms-see-the-water questions that would otherwise take a week of email. Where the association allows it we scan the amenity floor alongside the unit.
3D tours and MatterportA horizontal walkthrough for the listing page and a vertical cut for social, from the same visit. In this corridor the walkthrough almost always ends on the balcony rather than starting there — the reveal is the point, and a video that opens on the ocean has nothing left to give by the third room.
Video walkthroughsTwilight on a barrier island is asymmetric. The colour is behind the buildings, over the Intracoastal, so a dusk exterior of an oceanfront tower is shot from the west side or from the air. From a west-facing unit, blue hour over the waterway is the best twenty-five minutes of the day and we plan the whole visit around them.
Twilight photographyInvestor-held units in the corridor are frequently unfurnished, and an empty oceanfront living room photographs as a bare box with a nice window. Virtual staging on the main rooms restores scale and function. Listing images must accurately depict the property, so every staged file is labelled and the unstaged original supplied with it.
Virtual stagingSunny Isles listings are priced from the same square-footage matrix as the rest of South Florida. There is no oceanfront premium and no travel fee inside Miami-Dade. Most one- and two-bedroom units fall in the entry tier; larger corner and penthouse residences move up the matrix on square footage alone. Every Sunny Isles Beach listing is different. Here's how we make each property's strengths impossible to miss.
A wall of ocean-facing glass is five or six stops brighter than the room behind it, and a phone or a single exposure has to sacrifice one of them.
A mid-morning slot on an east-facing oceanfront unit puts the sun straight into the lens and flattens the water to white.
Unwashed oceanfront glazing turns the single most valuable feature of the listing into grey haze, and no amount of editing recovers it.
A crowded public beach and tight building setbacks leave very little ground where a launch is both lawful and sensible.
Pick a package, address and a preferred window. Confirmation within 1 hour during business hours.

Sunny Isles Beach is the slowest-moving market we regularly shoot. Redfin’s Sunny Isles Beach housing-market page reported a median sale price of about $616,000 and roughly 189 days on market when we checked it in September 2026. Six months is long enough that photography stops being a launch asset and becomes a durable one.
That has two practical consequences. The first is that the gallery has to hold up against repeat viewing by a buyer comparing eight units in four towers, all of which have a white kitchen and a water view. The differentiators are the things most photographers skip: the amenity deck, the beach access, the actual view line from the actual balcony, and a frame that proves the unit is on the high floor the listing claims.
The second is that a bad shoot has a long half-life. A gallery captured in harsh mid-morning sun on an east-facing unit will still be the gallery half a year later, and re-shooting in month four is money the listing already spent once. The corridor rewards getting the orientation, the hour and the glass right the first time.
