The short answer: In South Florida, real estate drone photography requires an FAA Part 107 certified pilot — it is illegal for unlicensed operators to fly commercially. The Miami metro sits under Class B airspace (MIA) and Class C (FLL) and Class D (OPF, TMB, HWO) airspace, meaning most flights require LAANC authorization or a formal FAA waiver. For waterfront homes, large lots over half an acre, and properties with proximity selling points (ocean, Intracoastal, golf course), professional drone photos typically add $5,000–$25,000 in perceived value and reduce time on market. Budget $150–$350 for a standalone drone add-on to your photography package.

Why South Florida Real Estate Agents Need to Understand Drone Rules

Aerial photography has become an expectation in the South Florida luxury market. Buyers shopping Brickell condos, Coral Gables estates, and Delray Beach waterfront homes expect aerial context. The problem: many agents unknowingly hire unqualified operators — hobbyists with consumer drones who charge less but expose their clients to FAA enforcement and property liability.

Here's what every South Florida real estate agent needs to know before booking a drone photographer.

FAA Regulations: What's Actually Required in Florida

The Part 107 Requirement

Any drone flight conducted for commercial purposes — including real estate photography — must be operated by a pilot holding an FAA Remote Pilot Certificate under Part 107. This is not optional and is not waived by any state-level Florida law. The fine for unlicensed commercial drone operation starts at $1,100 per flight.

What qualifies as "commercial"? If a listing benefits financially from the photos — which every listing does — it's commercial. Even if the operator charges nothing, the flight is commercial if it supports a business transaction.

Mike Brun at Estate Shutter Florida holds an active FAA Part 107 Remote Pilot Certificate and maintains current airspace authorization access through LAANC.

What is LAANC?

LAANC (Low Altitude Authorization and Notification Capability) is the FAA's automated authorization system that allows certified pilots to request airspace access near controlled airports in seconds through apps like AirHub, Aloft, or Foreflight. Most grid cells within the South Florida metro require LAANC authorization before any commercial flight.

South Florida Airspace: What Agents Need to Know

South Florida has some of the most complex civilian airspace in the country. Understanding the basics helps agents set realistic expectations for what a drone photographer can and cannot do at a given property.

Class B Airspace: Miami International Airport (MIA)

Miami International Airport (IATA: MIA) generates Class B airspace — the most restrictive civilian airspace category — extending roughly 30 nautical miles in all directions. Within this area, drone flights above 100–400 feet AGL (depending on the grid cell) require LAANC authorization. Flights directly over Miami's urban core may be restricted to 0 feet AGL in certain cells, meaning no commercial drone flights are authorized without a direct FAA waiver (FAR Part 107.41 waiver, which can take 90+ days).

Key neighborhoods commonly affected: Brickell, Downtown Miami, Wynwood, Edgewater, Midtown Miami, Little Havana, Coconut Grove.

What this means in practice: For condo listings in Downtown Miami or Brickell, aerial photography may be impossible or require significant scheduling lead time. A legitimate drone operator will be transparent about this.

Class C Airspace: Fort Lauderdale-Hollywood International Airport (FLL)

FLL generates Class C airspace that covers much of Broward County. LAANC authorization is required but typically auto-approved for flights under 200 feet AGL in most grid cells. Most single-family neighborhoods in Davie, Plantation, Sunrise, and Coral Springs are flyable with standard LAANC.

Notable restriction zone: Properties within approximately 5 miles of FLL in Dania Beach, Hollywood, and western Fort Lauderdale may have low AGL ceilings. Always confirm before booking.

Class D Airspace: Secondary South Florida Airports

Several smaller airports generate Class D airspace:

  • Opa-locka Executive Airport (OPF): Covers parts of Hialeah, Miami Lakes, and Opa-locka
  • Kendall-Tamiami Executive Airport (TMB): Covers parts of Kendall and Sweetwater
  • North Perry Airport (HWO): Covers parts of Pembroke Pines and Miramar
  • Boca Raton Airport (BCT): Covers parts of Boca Raton, Delray Beach adjacent areas
  • Palm Beach International Airport (PBI): Class C, covers much of Palm Beach County

Class D airspace typically permits drone flights up to 400 feet AGL with LAANC authorization in most grid cells.

Temporary Flight Restrictions (TFRs)

South Florida regularly sees Temporary Flight Restrictions from:

  • Presidential TFRs: When the President is at Mar-a-Lago (Palm Beach), a large TFR extends across much of Palm Beach County with zero drone access
  • Stadium events: Hard Rock Stadium (Miami Gardens) and Loan Depot Park TFRs during NFL and MLB games
  • Wildfires and emergency operations: Occasional TFRs during major storm events

Always check tfr.faa.gov the morning of any drone shoot in South Florida.

When Are Drone Photos Worth the Investment?

Not every property benefits equally from aerial photography. Here's a practical framework for South Florida agents:

High ROI Drone Scenarios

Waterfront properties (highest ROI): Any property on the ocean, Intracoastal Waterway, a canal, or a lake. Aerial photos establish water proximity and water frontage in a way ground-level photos simply cannot. For Intracoastal estates and oceanfront condos, drone is non-negotiable.

Large lots (0.5+ acres): Aerial perspective shows land size, mature trees, and the relationship between the home and its property boundaries. In Pinecrest, Coral Gables, and Southwest Ranches, large lot acreage is a key value driver.

Properties with proximity selling points: Golf course frontage, preserve views, downtown skyline views, or nearby amenities (marinas, parks, beaches) that are invisible at ground level. An aerial shot of a Weston home backing to a TPC golf course communicates value instantly.

Neighborhoods with context: In planned communities, master developments, and gated neighborhoods, an aerial showing the community pool, tennis courts, and guard gate adds narrative context buyers appreciate.

Lower ROI Drone Scenarios

  • Condo units above the 3rd floor (drone photos show the building exterior, not your unit's specific view)
  • Small urban lots in dense neighborhoods where everything looks congested from above
  • Properties in Downtown Miami or Brickell where airspace restrictions may prevent quality aerials anyway
  • Budget listings where the drone premium ($150–$350) is a significant percentage of total marketing spend

What Makes a Great Real Estate Aerial Shot?

The best real estate drone photography does three things: establishes location context, communicates property scale, and highlights premium features. A great South Florida aerial typically includes:

  • Angled approach shot at 50–80 feet showing the home's facade, pool, landscaping, and immediate surroundings
  • High wide shot at 200–300 feet showing neighborhood context, water proximity, or nearby landmarks
  • Pool/backyard close-up showing outdoor living space from directly above or at low angle
  • Golden hour timing: South Florida's morning light (facing east) or evening light (facing west) creates dramatic contrast and warm tones that flat midday aerials cannot match

Mike Brun plans every drone shoot around FAA-authorized windows and golden hour timing. Most South Florida drone shoots happen between 7:30–9:30 AM or 5:30–7:00 PM depending on season.

How to Request Airspace Authorization Near Miami or Fort Lauderdale Airports

For properties in restricted airspace zones, a certified Part 107 pilot has two pathways:

  1. LAANC auto-authorization: Instant approval for flights within the pre-approved altitude grid. Available for most South Florida locations that aren't directly under airport approach paths.

  2. Manual FAA authorization (Part 107.41 waiver): Required for locations where LAANC ceilings are 0 feet. Can take 30–90 days. Recommended for Downtown Miami or properties directly under approach paths.

When booking with Estate Shutter Florida, we check airspace at your property address before confirming drone availability. We never show up at a property that we cannot legally fly.

Drone Photography Pricing in South Florida

Drone photography is typically offered as an add-on to a base photography package:

  • Drone add-on (10–15 aerial photos + optional short video clip): $150–$350
  • Standalone drone session (drone only, no ground photos): $250–$400
  • Twilight drone session (golden hour timing, limited dates): Add $75–$150

At Estate Shutter Florida, drone aerials are available as an add-on starting at $149. All drone flights are conducted by Mike Brun, FAA Part 107 certified, with LAANC authorization confirmed before every shoot. Aerial photos are delivered within 24 hours alongside ground-level photos.

The Bottom Line for South Florida Agents

Drone photography is one of the highest-ROI items in a real estate marketing budget for the right property. The key is hiring a licensed, insured, authorized operator who understands South Florida airspace — not the cheapest operator available on Facebook Marketplace.

If you're listing a waterfront home, a large-lot estate, or any property where aerial context adds tangible value, professional drone photos are worth every dollar.
