Every commercial broker hits the same question once they list on LoopNet: is the Platinum or Diamond upgrade worth it, or is Gold enough? The honest answer is "it depends on the asset and the launch window" — but you can decide in five minutes if you know what each tier actually unlocks on the photography / video / 3D side.

The Three LoopNet Tiers, Stripped to the Media Delta

Forget the boilerplate copy on LoopNet's pricing page for a second. From a marketing-asset standpoint, here is what changes between tiers:

Gold (base premium tier)

  • Photo gallery (up to ~25 photos)
  • Basic listing detail panel
  • "Featured" placement in search results (rotational)
  • No video, no Zillow 3D, no priority placement

Platinum (mid tier)

  • Larger photo gallery (up to ~50 photos)

When Gold Is Enough

Gold is enough when:

  • The asset is in a thin search-result market (low-traffic submarket, niche asset class) so search placement doesn't move the needle.
  • The buyer pool is mostly local and already on a broker's list — meaning syndication isn't the lead source.
  • The asset is being marketed mainly through OM email blasts, not browse traffic.

In those cases, the lift from Platinum or Diamond is marginal and the photo count on Gold is fine for a standard OM.

When Platinum Pays Off

Platinum is the right step up when:

  • The asset has video and the broker is comfortable shooting a 60–90s reel that lands well embedded inline. A bad video hurts a listing — but a good one moves an active asset to the top of a buyer's shortlist.
  • The asset is in a competitive search bracket (Miami / Fort Lauderdale / South Beach office, industrial flex 50k–100k sqft, mid-market multifamily) where search rotation matters.
  • The launch window is 90 days or less and the broker needs the LoopNet inbound to outpace cold outreach.

The typical Platinum upgrade pays for itself in a single qualified buyer tour that came from the listing engagement.

When Diamond Is the Right Tier

Diamond becomes worth it when one of the following is true:

  • Zillow 3D changes the buyer journey. Office, industrial flex, and trophy multifamily where out-of-market buyers (national funds, foreign capital, REITs) shortlist remotely without an in-person tour. A Zillow 3D tour embedded in Diamond materially accelerates that shortlisting.
  • Email blast access reaches the buyer pool. LoopNet's national email blast on the Diamond tier reaches institutional capital that doesn't browse — they receive. For trophy assets, this is the single biggest delta.
  • Top-of-search dominance matters. In dense submarkets, the Diamond placement is the difference between page-1 visibility and being mid-page.

For institutional trophy assets, Diamond is almost always worth it. For mid-market deals, the math is closer.

What You Actually Need to Have in Hand to Upgrade

If you want to step up from Gold to Platinum or Diamond, plan the media production in parallel — not after:

  • For Platinum: schedule a video shoot. A 60-90s cinematic reel, drone + interior + lifestyle, takes a half day on-site and 4-6 business days to edit.
  • For Diamond: add a Zillow 3D scan of the leasable space + a 2-3 minute cinematic reel. Plan 1 day on-site, 2 days to publish the tour, 5-7 days for the video edit.

Trying to upgrade tier without the assets is what burns the budget. The tier without the assets is just shelf space.

ROI Math, Stripped Down

A typical mid-market office deal at $25M asset value generates $625K-$1.25M in brokerage commission (depending on side and split). The Diamond upgrade plus the Zillow 3D scan plus the video shoot is roughly $4,000-$8,000 in production cost. If the upgrade accelerates the deal by even four weeks, or pulls an extra qualified buyer to LOI, it pays itself many times over.

The mistake is treating the LoopNet upgrade as a marketing line-item separate from the OM. It is part of the OM. Budget it together.

What to Ask Your Photographer

When scoping the production for a Platinum or Diamond upgrade:

  1. Can you deliver the video reel inside the LoopNet launch window?
  2. Can the Zillow 3D tour embed cleanly in both LoopNet and the OM PDF link?
  3. Will the photo gallery be sized to fit the larger tier without resizing?
  4. Can you stage the shoot to capture both the OM imagery and the LoopNet listing imagery in a single visit?

A capital-markets-experienced commercial photographer will say yes to all four without thinking. A residential-converted photographer will hesitate on the Zillow 3D-embed and on the single-visit point — both of which save real money.
