Office leasing teams that haven't run the Zillow 3D ROI math usually default to: "we'll add the 3D tour if budget allows." The number changes when you put it on a spreadsheet.

The Three Variables That Set the Math

There are exactly three numbers that drive Zillow 3D ROI on an office leasing campaign:

  1. The cost of the scan. $595-$2,495 in Florida depending on space size.
  2. The daily lost rent on the vacant space. ($/sqft annual × sqft) / 365.
  3. The number of days the scan pulls forward the lease execution.

When Zillow 3D Pays Off Fastest

The four highest-ROI use cases for office Zillow 3D:

When the Math Is Closer

Zillow 3D ROI is closer (not a clear win) when:

  • The space is suburban Class-B with $30-$38/sqft rent and a long absorption cycle anyway. The vacancy-days-saved math still works, just smaller in absolute dollars.
  • The space is small (<1,500 sqft) where the broker network is the lead source, not the syndication portals.
  • The space is below-market and will lease quickly regardless. Zillow 3D doesn't move the needle when the leasing velocity is already fast.

In none of these cases is Zillow 3D a bad call — but the ROI is single-digit multiples rather than 20x+.

The Compounding Effect: Hosted Tour Reusability

A single Zillow 3D scan stays live for the duration of the leasing campaign and the next one. If a tenant leases the space and then vacates 36 months later, the same scan refreshes the relist (with a small touch-up shoot).
